Maintenance Technician at Lancaster Commons Apartments
Job Title: Maintenance Technician
Employment Type: Full-time
FLSA Status: Non-exempt
Location: Lancaster Commons Apartments (280 units), 2489 Coral Ave NE, Salem, Oregon 97305
Schedule: Tuesday - Saturday from 8:00am - 5:00pm. This position will be part of the region based rotating on-call schedule for after hour emergencies approximately one week every ten weeks.
Reports to: Maintenance Supervisor
Compensation Package- Competitive starting hourly pay range of $21.00-$23.00

- Attend training and development seminars
- Communicate daily with the Maintenance Supervisor and Property Manager, and perform tasks as requested
- Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations
- Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs (if applicable)
- Ensure preventative repairs are done on a regular basis
- Ensure that recalled appliances are promptly replaced
- Complete apartment turnovers within three days of vacancy
- Communicate with Maintenance Supervisor and Property Manager on turnover schedule
- Ensure apartment turnover time is minimized by conducting pre & post move-out inspections
- Assist Maintenance Supervisor with sustaining inventory of tools, supplies, and materials
- Assist Maintenance Supervisor with organizing and maintaining an orderly maintenance shop and storage areas
- Being on-call for after-hour maintenance emergencies on a rotating schedule, and responding immediately
- Completing repairs that may involve electrical, plumbing, appliances, or general carpentry
- Maintenance of pool/spa (if applicable)
- Complete work orders within 24 hours of submission to the community member's satisfaction
- Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal
- Paint interior and exterior surfaces as necessary
- Interact with current and future community members in a professional, courteous, and non-discriminatory manner
- Authorization to work in the United States
- High School Diploma or equivalent
- Reliable transportation
- 1+ years of experience in multi-family maintenance
- Possess your own hand tools
- General knowledge of various maintenance functions including groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory
- Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, engage in cost/benefit analytical decision-making, and ambition for continuous professional development
- Approximately 90% inspecting property grounds, including apartments, building structure, landscaping, and signage which may require the ability to climb stairs, scaffolds, ladders and maneuver walkways
- Approximately 10% in office environment using computer or tablet and phone
- Frequent lifting, pushing, carrying or pulling of 20-50 pounds
- Frequent kneeling, crouching, bending, and reaching to inspect appliances and fixtures
- May be required to work weekends
