Compensation
Base pay range: $18.00/hr – $26.00/hr.
Schedule & HoursMonday – Friday, 8:00 am – 5:00 pm. 40 hours, full‑time.
LocationSalem, OR.

Essential Functions & Responsibilities- Maintain the building through minor and routine painting, plumbing, janitorial work, appliance upkeep, and other related maintenance activities.
- Perform all repairs in a timely and appropriate manner.
- Initiate, perform, and oversee maintenance projects up to $300; projects exceeding $300 require PM approval.
- Collaborate with the Community Manager on anticipated maintenance needs.
- Collect trash from grounds and keep breezeways, sidewalks, and grounds clear of clutter and debris; rake, shovel, prune, and maintain landscaping, including fence or wall repairs as needed.
- Maintain sidewalks and parking lots, painting lines, numbers, and other stencils as required.
- Clean and turnover vacant apartments, ensuring rent‑ready status within 5–10 days.
- Schedule and conduct pre‑move‑out inspections and reporting, estimating repair costs for residents.
- Regularly check smoke detectors, change appliance filters, and inspect air handlers; perform other required inspections.
- Requisition supplies; purchase tools and equipment with supervisor approval; keep storeroom/shop clean, safe, and organized.
- Prepare and complete maintenance requests and work orders within 3–5 working days; update the Maintenance Log daily.
- Perform regular preventative maintenance inspections of all units.
- Notify the Community Manager of safety‑related issues and lease agreement violations.
- Respond promptly to after‑hours calls and complete necessary repairs.
- Perform other duties as assigned.

Education and Experience3–5 years of related experience and/or an equivalent combination of experience in a trade such as electrical, plumbing and painting or technical school. Associate degree (A.A.) preferred.
Certifications, Licenses & RegistrationsValid driver’s license and insurance required.
Language SkillsAbility to read and interpret safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively before groups of customers or employees.
Multiplication SkillsMust be able to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
Reasoning AbilityAbility to problem‑solve and deal with a variety of situations where only limited standardization exists; interpret instructions in written, oral, diagram, or schedule form.
Physical DemandsRegularly required to walk, use hands to handle or feel, reach with hands and arms, climb or balance; stoop, kneel, crouch, or crawl; stand frequently; sit occasionally; lift and/or move 50–75 pounds regularly, occasionally 100+ pounds; use a hand truck to move appliances. Specific vision requirements include close and distance vision, and the ability to adjust focus.
Tool RequirementEmployees must supply their own tools for maintenance work. A list of required tools must be obtained within 60 days of employment.
