The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, safety compliance, and customer service. The supervisor works closely with the Community Manager to oversee staff and vendor activities and to maintain the property’s operational excellence.
Essential Duties & Responsibilities- Maintain daily onsite presence and supervise maintenance staff and vendors.
- Coordinate, schedule, and respond to resident and management requests and work orders.
- Ensure timely repairs and replacements for community common areas and units.
- Inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous conditions or liability concerns.
- Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager.
- Maintain a preventative maintenance program that extends the life of the community and minimizes future repairs.
- Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines.
- Implement and promote a hazard communications program, teaching safe work practices.
- Participate in unit inspections as requested and assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit.
- Participate in on‑call emergencies at the community.
- Plan for and use property resources, equipment, and supplies economically, including obtaining bids from vendors and suppliers.
- Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency.
- Supervise, train, and schedule maintenance staff; check daily progress and provide assistance.
- Provide input to the Community Manager regarding employee performance evaluations.
- Ensure staff efficacy through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and high job performance of staff through support and effective leadership.
- Manage excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters and enforce community policies as delegated.
- High School Diploma or Equivalent.
- EPA & CPO certification required; HVAC certification desired.
- Basic computer skills and understanding of all on‑site software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement and communication; ability to work overtime, weekends, and nights on call.
- Capability to move between work sites, use hands and fingers repetitively, inspect objects and areas, lift and move objects up to 100+ lbs., operate machinery, motor vehicles, and golf carts, and work outdoors in varying weather.
- Occasional stationary periods (standing or sitting) for prolonged intervals.
- Similar requirements to small properties: movement, communication, overtime, weekends, and nights on call.
- Capacity to navigate tight and confined spaces, stairs, ladders, ramps, and step stools; traverse uneven terrain; use overhead positions; operate machinery and power tools; operate motor vehicles or golf carts; lift and move objects up to 100+ lbs.;…
