Job Description

The Director of Construction is the senior P&L and execution leader for Lotus General’s multifamily construction platform, responsible for preconstruction through warranty across multiple concurrent projects. This role ensures disciplined delivery under GMP contracts, early trade buyout, competitive procurement, contingency governance, safety and quality excellence, and performance‑based outcomes aligned with institutional investor standards.

The Director of Construction serves as the primary integration point between Development (Owner), Construction (Builder), Accounting, and Asset Management, ensuring alignment under Lotus’s Owner‑Builder model. The role carries direct supervisory responsibility for Project Executives, Project Managers, Superintendents, Project Engineers, and Project Accounting staff.

Responsibilities
1) Preconstruction & Estimating
  • Lead projects from concept design through GMP, including milestone estimating, constructability reviews,logistics planning, and value engineering aligned with underwriting assumptions.
  • Establish bid packaging strategies, scopes of work, alternates, and allowances consistent with basis‑of‑design and financing requirements.
  • Enforce a minimum of three competitive bids for Divisions 2–16, with documented leveling and Owner approval prior to subcontract award.
  • Drive early subcontractor buyout (≥70% at construction start) to mitigate escalation risk and late‑stage volatility.
  • Lead VDC/BIM coordination (clash detection, sequencing,logistics, MEP coordination) to reduce field risk and change exposure.
2) Contracting, Risk & Controls (AHIC-Aligned)
  • Standardize and administer GMP construction agreements with clear protocols for contingency usage, change orders, allowances, and cost reporting cadence.
  • Ensure contingency is treated as a project reserve, not contractor profit, and is governed by owner-approved draw protocols.
  • Implement robust cost‑control systems, including budget tracking, WIP, cost-to-complete forecasting, exposure logs, and variance reporting.
  • Oversee owner pay applications, lien waivers, subcontractor compliance, and alignment with lender and investor draw requirements.
  • Establish clear escalation pathways and decision rights among Project Managers, Superintendents, Development, and Executive leadership.
3) Field Operations, Schedule & Lean
  • Lead a Lean Construction / Last Planner System culture across all projects, including pull planning, look‑ahead planning, constraint removal, daily huddles, and PPC tracking.
  • Own and maintain the master project schedule, recovery plans, and phasing/logistics strategies.
  • Coordinate inspections, jurisdictional approvals, TCO/CO sequencing, and utility coordination with municipalities and AHJs.
4) Quality Assurance / Quality Control
  • Implement project-specific QA/QC plans utilizing a three‑phase control approach (preparatory, initial, followup).
