Role Overview

The Preconstruction Manager holds a critical leadership position, overseeing and managing Mission Critical projects, with a specific focus on data centers.

Experience / Training
  • Bachelor’s degree in Engineering, Construction Management, or related field preferred.
  • 8+ years working in the preconstruction process as a Sr. Estimator, Chief Estimator, or Project Manager.

  • Understanding of construction cost and awareness of current market conditions
  • Excellent computer skills, especially with estimating software
  • In‑depth knowledge of construction principles/practices
  • Understanding all aspects of contracts, purchase orders, insurance, bonding and contractual risks
Duties, Responsibilities and Expectations
  • Oversee the estimating process.
  • Set the project up for overall success.
  • Prove value analysis solutions (system options), including cost/schedule impacts.
  • Establish and maintain strong relationships with owners, designers, and subcontractors.
  • Serve as the lead contact with clients and architects.
  • Develop and maintain pre‑construction schedule.
  • Ensure a smooth transition from pre‑construction to construction.
  • Serve as the liaison between estimators and owners.
  • Develop strong, long‑lasting relationships with clients by understanding their priorities.
  • Market the company to owners and architectural teams; engage the Business Development Department in pursuing future opportunities.
  • Maintain regular, timely, and predictable attendance.
  • Perform other duties and responsibilities as assigned.
Additional Tasks
  • Provide estimating and pricing on assigned or multiple projects.
  • Submit requests to architects and/or owners for clarifications and answers to questions.
  • Present estimates to the owner in a clean and clear format.
  • Provide all estimate breakouts required by bid documents, clients, or Big‑D personnel.
  • Estimate complete concrete general requirements or conditions, including demolition, earthwork, crane needs, ready‑mix adjustments, steel embeds, and rough carpentry.
  • Review and price all items before others see them.
  • Establish a rough draft schedule of the project to develop estimate pricing, general conditions, and concrete general requirements.
  • Provide estimates for project general conditions, as requested.
  • Set up recap on the project, as requested.
  • Review established budget estimate and bid, and assist the project manager and job cost accountant with setting up proper codes and organization of the job cost report.
  • Transmit to owners and architects the appropriate estimate summaries, recapitulations, and general conditions, etc., in PDF format using Bluebeam.
