This Opportunity

Okland is seeking a Project Manager to lead the administration and technical direction of large-scale commercial construction projects totaling over $45 million. This is an opportunity to work alongside top‑tier consultants, design professionals, owners, and trade partners—driving excellence from preconstruction through closeout. YOUR

DAY-TO-DAY Project Management
  • Lead projects from preconstruction through closeout, ensuring they are delivered on schedule, within budget, and in compliance with quality and safety standards.
  • Complete job start‑up procedures, including site visits, documentation, and required checklists prior to construction.
  • Coordinate closely with the superintendent to align self‑performed work, staffing, logistics, and field execution.
  • Manage project documentation, including RFIs, ASIs, CCDs, submittals, record drawings, as‑builts, and photo documentation.
  • Represent the company in project meetings such as kickoff meetings, weekly progress meetings, PSRs, and OAC meetings.
  • Oversee project closeout activities, including punch lists, O&M manuals, warranty tracking, and timely final payments.
  • Maintain strong relationships with owners, architects, subcontractors, and inspectors to proactively resolve issues.
  • Support permitting, insurance, bonding, and regulatory compliance requirements.
  • Enforce company safety policies and OSHA standards in partnership with the superintendent.
  • Ensure BIM services are executed in alignment with company standards, including coordination and clash detection.
  • Partner with business development and preconstruction teams on pursuits and future opportunities.
Schedule Management
  • Develop, maintain, and manage the project schedule using Primavera P6 in collaboration with the superintendent and corporate scheduler.
  • Identify schedule risks and proactively mitigate potential delays.
  • Drive accountability to meet milestones and contractual deadlines.
Financial Management
  • Manage project budgets, cost reports, projections, and job cost coding in accordance with company policy.
  • Oversee subcontractor buyout, billing, pay applications, and change order management.
  • Track allowances, exposures, and cost impacts to ensure accurate financial forecasting.
  • Review monthly job status reports with project leadership.
  • Inspect stored materials and validate supporting documentation for payment requests.
Subcontract & Procurement Management
  • Prepare, issue, and manage subcontracts and purchase orders with clearly defined scopes of work.
  • Lead subcontractor preconstruction meetings and ongoing coordination.
  • Ensure timely procurement of long‑lead items and critical materials.
  • Document subcontractor communications and field directives.
  • Coordinate trade contractor activities to support schedule, quality, and safety objectives.
Personnel & Team Leadership
  • Build and lead a collaborative, inclusive, and high‑performing project team.
  • Mentor team members and support professional development through feedback and performance evaluations.
  • Establish clear goals, accountability, and communication rhythms including meetings and daily huddles.
  • Promote work‑life balance, team morale, and strong jobsite culture.
  • Foster positive community and neighbor relations around project sites.
Documentation & Compliance
  • Maintain accurate and organized project records, logs, meeting minutes, and directories.
  • Track and manage RFIs, submittals, CORs, COs, PRs, and exposure logs.
