Under general supervision, performs skilled building maintenance work which may include plumbing, electrical systems, HVAC, carpentry, and equipment repair.
This classification is distinguished from Facilities Maintenance Technician I by criteria such as complexity/diversity of work performed, and knowledge and skills required in the position.
Essential Duties and Responsibilities:- Performs preventative maintenance, troubleshooting, and repairs on HVAC, refrigeration, and chilled and hot water systems.
- Diagnoses problems and performs repairs of commercial and detention facility plumbing fixtures, including commodes, sinks, showers, urinals, and supply and drainage systems.
- Troubleshoots and repairs basic and advanced electrical systems, including switches, ballasts, fuses, breaker boxes, relays, thermostats, and exit and emergency lighting systems.
- Repairs electrical and manual door locks, openers, and related mechanisms.
- Repairs kitchen and laundry equipment, including washing machines, clothes dryers, dishwashers, grills, garbage disposals, deep fryers, mixers, ranges, ovens, and food carts.
- Performs light carpentry and furniture repair work.
- Identifies parts and supplies needed to complete repairs; purchases supplies as authorized or provides list to Department Secretary to place order.
- Assists with concrete work, roof patching, and welding projects, as needed.
- Performs other duties, as assigned.
Skills:
Knowledge of advanced building maintenance practices and procedures; knowledge of electrical, plumbing, and HVAC systems; knowledge of appliance repair.
Ability to troubleshoot building and building systems problems and make required repairs; ability to independently perform HVAC maintenance and repair; ability to read and understand gauges, instructions, blueprints, specifications, and wiring diagrams; ability to perform mathematical calculations required in the work; ability to understand and follow instructions and work in an independent manner; ability to tolerate outdoor working conditions, including extreme temperatures, dust, fumes, and high noise levels;
ability to maintain required licenses and a good driving record.
Skill in the use of hand and power tools; skill in oral communication and interpersonal relations.
Physical Requirements and Work Setting:Works in and outdoors and is subjected to hot and cold temperatures, dust, dirt, fumes, high noise levels; prolonged periods of walking, standing, carrying, bending, and reaching; periodic lifting up to 60 lbs; visual acuity, hearing ability, and manual dexterity required.
Education and/or ExperienceRequired:
- Two years of experience in residential or commercial building construction or maintenance.
- Possession of a current Texas Class C Driver’s License and acceptable driving record.
