Triun, LLC is looking for a reliable Construction Project Manager to plan construction projects and oversee their progress along the way in a timely and cost-effective manner. The selected professional will be responsible for budgeting, organization, implementation and scheduling, and overseeing the strategy and execution through completion of each assigned construction project.

Job Duties
  • Manage and coordinate weekly progress meetings
  • Coordinate with clients and develop positive working relationships
  • Assist with project scheduling and budgeting
  • Review subcontractor and vendor bids to determine scope, schedule, and timely delivery for all project related materials, equipment, and construction services
  • Perform periodic inspections to verify the project is constructed in compliance with approved materials, installation procedures, and shop drawings
  • Apply Project Management Body of Knowledge principles and construction management procedures to the completion of complex projects
  • Work with minimal to no supervision on assignments, including projects that require innovative solutions
  • Proactively manage client expectations and report to owners and architects regarding project status and progress
  • Understand critical activities and effectively communicate the overall project execution plan to the entire team
  • Ensure proper financial management processes are followed, including:
    • Creating monthly financial forecasts (cash flow analysis)
    • Verifying the completeness and percent completion of subcontractor pay requests
    • Ensuring timely project close‑out
  • Provide cost alternative options (materials and labor) to mitigate project cost increases before coordinating with the owner/CEO
  • Coordinate potential cost increases and/or savings of each assigned project with the owner/CEO
  • Review all deliverables prepared by the project team before client submission
  • Work with leadership teams to provide cost‑effective plans and schedules that follow a logical pattern and utilize resources effectively
  • Provide cost‑effective solutions for accelerating schedules and minimizing schedule creep situations
  • Monitor the progress of construction activities regularly and coordinate weekly or bi‑monthly status meetings
  • Ensure client pay applications are submitted on time and payments are received
  • Prepare monthly pay application narratives, which include:
    • Summary of work completed for the month
    • Summary of work to be completed next month
    • Status of RFIs
    • Status of submittals
    • Schedule updates with a 3‑week look‑ahead
    • Delays/issues of concern
  • Perform yearly performance reviews of employees
  • Directly manage construction team and subcontractors
  • Maintain positive working relationships with subcontractors and vendors
  • Provide leadership skills that contribute to positive relationships with the Triun construction team and office management
  • Recommend project management improvements and operational procedures
Requirements
  • BS degree in construction management, architecture, engineering, or related field preferred
  • 15+ years of construction management experience in commercial and general construction
  • Proficient with Microsoft Office Word, Excel, and Project
  • Experience working with project management software (Pro‑Core, Red Team, etc.)
  • Experience working with public agencies
  • Ability to accurately interpret plans and specifications for projects that include new building construction, building renovations, and civil works construction
  • Excellent time and project management skills
  • Strong effective leadership skills
  • Ability to maintain professional working relationships with clients and team
Compensation
  • Salary range: $100K–$140K, commensurate with experience
  • Company truck or vehicle allowance
