Responsibilities
- Successful and timely delivery of new projects using construction schedules, contract documents, land development budgets, environmental studies, geotechnical reports, engineering and architectural construction plans, and permit compliance reports.
- Work closely with Area Construction Managers and Director of Construction to deliver completed, ready‑to‑build home sites.
- Assist in the creation of development budgets during the entitlement process and value‑engineer specific aspects of the project design.
- Develop and maintain relationships with jurisdictional entities while maintaining land use and development rights.
- Oversee projects from permit approvals through construction, recording plat, final certification, and community turnover.
- Oversee and manage all aspects of field operations related to land development, including erosion control, grading, wet utilities, dry utilities, paving, sidewalks, landscaping, hardscaping, amenities, post‑construction as‑builds, certifications, and compliance letters.
- HOA management including quarterly meetings, budget analysis, and improvements to the common open space.
- Maintain bonds and retrieve all types of guaranty in use by the division.
- Collaborate with all departments to deliver amenity/recreation centers, common entry landscaping, and ensure proper marketing window.
- Manage SWPPP and ensure compliance.
- Regularly review project development budgets with Director of Development for reconciliation.
- Perform additional duties as assigned by the Director of Land Development.
- High School Diploma or equivalent required.
- Bachelor's degree in construction management, engineering, or a similar program preferred.
- Minimum 5 years of experience in land development.
- Competency in word‑processing, spreadsheet analysis, project scheduling, and data management software.
- Detail‑oriented and a problem‑solver able to handle complex situations.
- Valid Driver's License with a good driving record and valid auto insurance coverage required.
Requires regular, in‑person attendance at company communities, job sites, and offices during regular work hours. Must be able to work in excess of eight hours per day in confined construction trailer quarters, operate a motor vehicle, read plans, climb stairs and ladders, bend, stoop, reach, lift, move and/or carry equipment that may exceed 50 pounds. May require occasional operation of construction equipment.
Finger dexterity necessary for computer use.
