Reports To:

Lead Maintenance Technician & Community Director Position Summary The Porter / Groundskeeper is responsible for maintaining the cleanliness, appearance, and overall curb appeal of the assigned residential community in accordance with REEP Residential standards. This part-time role supports daily grounds upkeep, trash removal, and the presentation of common areas while working closely with the Lead Maintenance Technician and Community Director to maintain a clean, safe, and welcoming environment for residents and visitors.

I. Grounds & Property Appearance Responsibilities
• Walk the property regularly to collect litter, trash, and debris from grounds and landscaped areas.
• Maintain cleanliness of breezeways, sidewalks, stairwells, parking areas, and building entrances.
• Empty common-area trash receptacles and replace liners as needed.
• Assist with basic landscaping upkeep, including sweeping, leaf removal, and removal ofweeds and debris.
• Keep community amenities and outdoor gathering areas clean and presentable.

II. Alignment with Management & Performance Standards
• Work in alignment with the Lead Maintenance Technician and Community Director to meet property appearance standards.
• Complete assigned groundskeeping tasks efficiently within the scheduled 28-hour workweek.
• Promptly report property damage, safety hazards, maintenance concerns, and unusual conditions.
• Communicate completed work and any outstanding needs to the maintenance team.

III. Grounds & Property Support
• Assist with trash-outs and removal of discarded items as directed.
• Help keep pool decks, breezeways, and other common areas free of debris.
• Support seasonal cleanup projects and community curb appeal initiatives.

IV. Professional Growth & Development
• Demonstrate a willingness to learn proper groundskeeping and property maintenance practices.
• Participate in company-provided training as assigned.
• Maintain a professional and courteous attitude toward residents, visitors, and coworkers.

Core Qualifications

Education:

High School Diploma or GED preferred.

Experience:

Prior groundskeeping, porter, janitorial, or multifamily property experience preferred.

Physical Requirements
• Frequently lift and/or move up to 50 pounds.
• Stand, walk, bend, kneel, crouch, and reach for extended periods.
• Climb stairs and use basic groundskeeping tools regularly.
• Work primarily outdoors in varying weather conditions
