Sr. Community Manager
The Sr. Community Manager is an advanced/senior-level housing management position responsible for the overall performance of the assigned community or communities, including financial management, appearance, and resident relations. This position offers substantial latitude for independent action in setting objectives and deciding how to proceed in managing the day-to-day operations of the community management office and assigned staff. The Community Manager serves as an advocate for maintaining Housing as a community resource and promotes to its residents and the general public an understanding of the Opportunity Home San Antonio's housing programs.
Responsibilities also include supervising, coaching, and mentoring the team and employees.
Essential Duties + Responsibilities
- Inspects property on a daily basis to ensure all aspects of the property and curb appeal meet Opportunity Home San Antonio standards.
- Renders the community's curb appeal in a condition that entices client traffic and exceeds the neighborhood market.
- Inspects aged and/or selected vacancies on a weekly basis to monitor upkeep and ensure Opportunity Home's make-ready standards are being met.
- Monitors occupancy and advises the leadership of concerns.
- Oversees and manages the details of unit turnarounds and contractor work.
- Maintains collections above the minimum standards established by public housing policies.
- Maintains and updates the Status Board, Ready Board, and On Notice Board.
- Reviews all requests for transfer and walks units as required; ensures a resident history review is completed by management prior to transfer approval.
- Develops and maintains property-approved budgets. Notifies leadership of budget deviations.
- Conducts move-out inspections of units and determines charges (if any) to residents.
- Consults with the maintenance supervisor on any capital repairs or replacements.
- Prepares and submits budget variance reports, executive summaries, budget forecasts, and end-of-month ledger and rent reports.
- Trains, manages, and counsels on-site staff. Consults with the supervisor regarding special circumstances or issues that should be elevated to senior leadership.
- Analyzes monthly performance and budgeted projections, discusses strategies with supervisor, and communicates to others as needed or requested.
- Maintains the Wait List and matches applicants for move-in.
- Communicates strategy changes for the coming week and the short- and long-term goals for community operations through weekly staff meetings.
- Establish schedules of on-site temporary status leasing personnel, service technicians, and groundskeepers.
- Ensures proper coverage during office hours. Coordinates and approves PTO requests.
- Prepares and conducts annual employee performance reviews; makes recommendations for assigned staff's merit increases, promotions, and performance evaluations as necessary.
- Ensures properties are continually preparing for REAC inspections through housekeeping inspections, work order follow-up, and staff training.
- Respond to audit requests.
- Processes purchase orders and invoices.
- Host periodic meetings with residents to review concerns and conduct meet-and-greets. Mediate issues between residents.
- Host periodic events for residents.
- Communicate and collaborate with security personnel on an as-needed basis.
- Adhere to processes regarding evictions and reasonable accommodations, and charges for maintenance, repairs, and services.
- Effectively collaborate with the various data roles as needed on a daily basis or in a project capacity.
- Will post all charges in Elite.
- Complete all duties as assigned or requested as outlined in operational and procedural guidelines. These guidelines are maintained and issued in the event of an emergency situation that arises at a property or any other location that serves our residents or employees.
- Analyzes and resolves work problems. Assists workers in solving work problems. When needed, perform the activities of the workers supervised.
