Description

Assistant Community Manager is a property management position responsible for the overall performance of assigned community or communities. Areas of responsibility include financial management, appearance and resident relations, day‑to‑day operations, and management office and assigned staff. The manager may oversee several affordable regulated programs and must understand regulatory compliance. The role ensures high performance and customer service delivery consistent with the agency’s mission, vision, and values.

Examples of Duties

  • Inspect property daily to ensure standards for property and curb appeal are met.
  • Maintain curb appeal to attract client traffic and exceed neighborhood market standards.
  • Inspect aged or selected vacancies weekly to monitor upkeep and ensure make‑ready standards.
  • Monitor occupancy and advise supervisor of any problems.
  • Oversee apartment turnarounds and contractor work, ensuring compliance with turnaround policies.
  • Maintain collections above minimum standards set by the housing authority or Housing Director guidance.
  • Update status, ready, and on‑notice boards as applicable.
  • Review transfer requests, walk units as required, and ensure resident history review before approval.
  • Coordinate, prepare, and submit marketing reports: weekly traffic, occupancy, and management reports.
  • Maintain approved budgets and request approval for budget deviations.
  • Inspect apartments upon move‑out and determine charges to residents.
  • Consult with supervisor on repairs or replacements over $500.
  • Prepare and submit budget variance reports, executive summaries, forecasts, and month‑end accounting and rent reports.
  • Train, manage, and counsel on‑site staff; consult on special circumstances or issues for escalation.
  • Analyze monthly performance and budget projections, discuss strategies with supervisor, and communicate as needed.
  • Communicate strategy changes, short‑term and long‑term goals to staff during weekly meetings.
  • Establish schedules for on‑site leasing personnel, service technicians, and groundskeepers.
  • Ensure proper coverage during office hours and coordinate PTO requests.
  • Conduct annual employee performance reviews and recommend merit increases, promotions, and evaluations.
  • Perform other related duties as assigned.

Typical Qualifications

  • Bachelor’s Degree in Business Administration, Social Services, or related field (experience in lieu of a degree considered).
  • One year of property management experience.
  • One year of property management marketing experience.
  • Flexible schedule, including weekends as needed.
  • Successful completion of criminal background check, MVR, education and work history verification, and drug screening.

Preferred Requirements

  • Certified Apartment Manager.
  • Certified Occupancy Specialist (COS).
  • Tax Credit Specialist (TCS).
  • Four years of property management experience.
  • Experience with Onesite and/or Yardi property management software.
  • Experience with Google Drive, Gmail, Docs, Sheets, and Slides.
