The VP of Sales supervises all sales activities for their division. This position manages and motivates the sales team to achieve sales goals while continuously providing high-level training on sales techniques and implementing processes. As a Senior leader, this position cultivates a culture of continuous improvement and actively drives process optimization and skill enhancement within the team and the organization.
What You Will Do- Leads and develops all Sales Managers, Sales Counselors, Online Sales Consultants, and Marketing personnel.
- Recruits, mentors, and retains top-performing talent while building a strong leadership pipeline.
- Establishes clear performance expectations and holds teams accountable to key business objectives.
- Develops and executes annual, quarterly, and monthly sales strategies that achieve division revenue goals.
- Analyzes market trends, competitive positioning, and customer demand to optimize pricing and sales performance.
- Forecasts sales, absorption, and revenue while identifying growth opportunities.
- Monitors and improves conversion metrics throughout the customer journey.
- Oversees CRM utilization, lead management, and sales process compliance.
- Directs all division marketing initiatives, including digital marketing, social media, advertising, community launches, model merchandising, and Realtor outreach.
- Partners with Corporate Marketing to ensure brand consistency and effective campaign execution.
- Evaluates marketing performance and return on investment to maximize lead generation and conversion.
- Develops and manages the division's sales and marketing budget.
- Monitors key performance indicators, including Sales Pace, Gross Margin, Incentive Spend, Cancellation Rate, Conversion Rate, Closing Performance, and Marketing ROI.
- Recommends pricing and incentive strategies that maximize profitability while maintaining competitiveness.
- Champions exceptional customer experience from initial inquiry through closing.
- Monitors customer satisfaction metrics and implements improvements to enhance the home buying journey.
- Resolves escalated customer concerns with professionalism and urgency.
- Fosters a culture of accountability, coaching, collaboration, and continuous improvement.
- Partners with Operations, Construction, Purchasing, Finance, Land, Design, Mortgage, and Title to align business objectives and drive successful community performance.
- Participates in community planning, product positioning, pricing strategy, and inventory management.
- Supports land acquisition efforts by providing market intelligence and product recommendations.
- Builds and strengthens relationships with Realtors, preferred lenders, business partners, and community organizations.
- Identifies opportunities to expand market presence and increase brand awareness.
- Represents the company at industry events, networking opportunities, and community functions.
- This position requires driving for the Company using either
1) a Company vehicle, at any frequency from Rarely to Constantly; or
2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.
- Bachelor's Degree in Business, Marketing, Communications, or a related field required.
- Master's Degree preferred.
- 10+ years progressive leadership experience in residential homebuilding sales required.
- 10+ years demonstrated success leading multi-community sales organizations required.
- 10+ years strong financial acumen with experience in forecasting, budgeting, and strategic planning required.
- 10+ years exceptional leadership, communication, coaching, and organizational skills required.
- 10+ years experience with CRM platforms, sales reporting, and performance analytics required.
- Strategic leadership and business acumen with the ability to develop and execute business plans that drive growth, profitability, operational excellence, and financial performance.
- Strong analytical, forecasting, and problem-solving skills with the ability to evaluate complex business challenges, analyze sales and operational metrics, develop accurate projections, and make data-driven decisions.
