Hotel Sales Manager
ARK Hospitality is seeking a motivated, relationship-focused Hotel Sales Manager to drive revenue growth and business development for Everhome Suites San Antonio Lackland near Sea World. This is a hands-on sales position for someone who enjoys meeting new people, developing local relationships, finding new business, and turning opportunities into repeat room nights. The Sales Manager will be highly visible throughout the San Antonio market, building relationships with military-related organizations, government contractors, construction companies, healthcare organizations, educational institutions, relocation partners, local employers, and other businesses that generate extended-stay demand.
Everhome Suites is designed for guests staying a week, a month, or longer. Our apartment-style suites feature full kitchens and comfortable spaces to work, dine, and relax. The successful Sales Manager will understand how to position these amenities for project teams, relocating employees, military families, traveling professionals, construction crews, healthcare travelers, insurance placements, and other guests who need more than a traditional overnight hotel stay.
The Sales Manager will develop new accounts, strengthen existing relationships, manage leads and RFPs, conduct outside sales activity, and work closely with the General Manager, Regional Director of Sales, revenue-management partners, and property team to increase occupancy, ADR, RevPAR, long-term room nights, and overall hotel profitability.
Key Responsibilities:
- Develop and execute a focused sales and marketing plan that supports occupancy, ADR, RevPAR, and long-term room-night growth.
- Identify and pursue new business across military, government, construction, corporate, healthcare, education, relocation, insurance, group, and project-based segments.
- Build relationships with businesses and organizations connected to Lackland Air Force Base, Fort Sam Houston, local construction projects, healthcare providers, educational institutions, and corporate travel.
- Conduct regular outside sales calls, in-person visits, phone prospecting, email outreach, property tours, networking, and community engagement.
- Develop trackable sales leads and local negotiated-rate account production.
- Initiate and follow up on leads received through the hotel, brand, management company, third-party platforms, community relationships, and personal prospecting.
- Build dependable extended-stay base business from guests and project teams staying for a week, a month, or longer.
- Maintain and strengthen existing accounts to encourage repeat business, referrals, and expanded room-night production.
- Respond to RFPs, prepare proposals, negotiate approved rates, and follow up consistently to move opportunities through the sales pipeline.
- Work with revenue management and hotel leadership when quoting rates for groups, local negotiated accounts, and longer-term stays.
- Monitor production from top accounts and identify trends, risks, and opportunities within the San Antonio market.
- Maintain accurate account records, activities, leads, room blocks, opportunities, and follow-up dates within the hotel's CRM or sales-automation system.
- Prepare weekly sales activity reports, pipeline updates, account-production reports, forecasts, and monthly sales-expense reports.
- Review occupancy reports, revenue forecasts, ADR goals, RevPAR performance, booking pace, and market conditions to prioritize sales activity.
- Collaborate with the General Manager, Regional Director of Sales, revenue-management team, and property leadership to align sales efforts with hotel performance goals.
- Conduct professional property tours and site inspections that highlight the hotel's guest suites, full kitchens, amenities, location, and extended-stay value.
- Participate in Chamber of Commerce events, military-community organizations, local networking groups, business associations, and community-development opportunities.
- Develop a working knowledge of hotel operations, including Guest Services, Housekeeping, the Homebase Market, guest laundry facilities, fitness center, and extended-stay service expectations.
- Represent Everhome Suites and ARK Hospitality professionally in every interaction with guests, clients, partners, team members, and community organizations.
- Support ARK Hospitality's mission of raising the bar on what relationships, reputation, and returns mean in hospitality.
Requirements:
- Required Qualifications:
- Minimum of three years of sales, business development, account management, relationship management, or hospitality experience.
- At least one year of on-property hotel sales experience preferred.
- Demonstrated ability to develop new business, build relationships, manage a pipeline, negotiate agreements, and close opportunities.
- Proven ability to meet or exceed sales, revenue, account-production, occupancy, or performance goals.
