You've been an agent long enough to know the difference between a client and a transaction. This niche is built entirely out of clients: VA loan eligibility, BAH math, commute times to JBSA-Randolph, Lackland AFB, and Fort Sam Houston, and knows which schools are worth the extra ten minutes. Serve one family well and you'll serve their unit for a decade.

• Graduate from PLACE Launch
• Consult with buyers, convert with signed buyer agreements and identify homes
• Guide clients through VA loan eligibility, lender coordination, and the military-specific buying and selling process
• Develop knowledge of base proximity, BAH, commute realities, and school zones relevant to JBSA-Randolph and Lackland
• Negotiate offers on behalf of your sellers and buyers
• Track tasks and activities in PLACE Technology
• Conduct two open houses monthly
• Consult with sellers, convert to listings and market home
• Demonstrate expertise on pricing strategies, staging, and other listing related services

• You're Licensed and Active:
  You hold a Texas real estate license, or you've passed your exam and are choosing where to hang it. New licensees with the right heart are welcome — a long production history is not the requirement.
• You Get the Life:
  Military spouse, veteran, brat, or someone who has lived close enough to base life to understand what a PCS move does to a family.

  From the best breakfast tacos in Universal City to which subdivisions back up to the flight line.

  Long-distance moves run on virtual tours, detailed checklists, and communication that doesn't drop. You're ready to deliver.
