Position Summary

Maintenance Technician II is a mid‑level role responsible for independently performing a broad range of maintenance tasks. This position requires the ability to work both independently and as part of a team. Key responsibilities include troubleshooting, repairing, and maintaining properties to ensure they are in optimal condition. The role covers various maintenance activities such as caulking, painting, basic electrical and plumbing work, window and flooring repairs, fencing, roofing, concrete work, janitorial duties, landscaping, and HVAC maintenance.

Maintenance Technician II ensures that all buildings, structures, equipment, and appliances are functioning as designed and supports the company in maintaining compliance with State and Federal regulations across the portfolio. The position reports to the Regional Maintenance Manager with daily worksite oversight from the properties’ Maintenance Technician III.

Job Duties / Responsibilities
  • Perform intermediate maintenance tasks, including but not limited to basic electrical and plumbing repairs.
  • Troubleshoot and repair HVAC systems with limited supervision.
  • Conduct routine inspections and preventive maintenance.
  • Maintain accurate records of maintenance activities.
  • Assist in training and mentoring Maintenance Technician I staff.
  • Respond promptly to maintenance requests and emergencies.
  • Ensure compliance with safety regulations and building codes.
  • Complete unit make‑readies, ensuring vacant units are fully prepared for leasing.
  • Conduct initial move‑out inspections and document unit conditions.
  • Perform key/lock changes, necessary repairs, painting, and deep cleaning.
  • Assist in managing the inventory of maintenance supplies and equipment.
  • Coordinate with external contractors for specialized repairs.
  • Other duties as assigned by leadership to support the mission of Prospera Community Housing.
  • Participate in on‑call rotation for after‑hours maintenance emergencies.
Certifications
  • Obtain an OSHA 10‑Hour General Industry Certification for safety awareness, EPA certification (and CPO certification if required by the property assignment) within the first 90 days of employment.
Knowledge / Skills / Abilities – General Performance
  • Knowledge of Government Inspections and requirements, such as HUD and TDHCA.
  • Ability to independently use computers, cell phones, and other technological devices or tools to document and complete daily assigned tasks or company policies.
  • Strong ability to follow written and verbal instructions, ensuring tasks are completed accurately and efficiently within designated time frames.
  • Excellent time‑management skills, prioritizing and completing maintenance tasks to minimize downtime and maximize operational performance.
  • Strong knowledge of building systems and maintenance tasks.
  • Good problem‑solving skills and attention to detail.
  • Ability to work independently and as part of a team.
Supervisory Responsibilities

There is no supervisory responsibility or direct reports for this position.

Education and Experience Required
  • High school diploma or equivalent; technical or vocational training preferred.
  • Minimum of 2 years of experience in property maintenance or a related field.
  • Valid driver’s license and reliable transportation.
Communication Required

  • Bilingual (English/Spanish) preferred, but not essential.
Physical and Mental Requirements
  • Must be able to lift and carry objects weighing up to 50 pounds using proper lifting techniques.
  • Ability to stoop, kneel, bend at the waist, and reach daily.
  • Must be comfortable using ladders and working at heights.
  • Should be able to stand and walk for prolonged periods, either indoors or outdoors.
  • Use of hand tools and power tools requires good hand‑eye coordination and manual dexterity.
  • Can perform tasks that involve repetitive motions.
  • Wear appropriate PPE, including gloves, safety glasses, and steel‑toed boots, as required by the task.
  • Participate in regular safety training sessions to stay updated on best practices and safety protocols.
  • Regular attendance and aptitude for verbal contact with others, noise tolerance, and occasional travel within Prospera regions and other locations as required.
