Lead Operating Engineer
San Antonio, TX – Onsite (Converse & Rigsby locations)
Job SummaryAs a Lead Operating Engineer at JLL, you will be responsible for ensuring our client’s healthcare facility operates safely, efficiently, and in full compliance with regulatory standards. Your duties include maintenance and optimization of building systems—HVAC, mechanical, plumbing, electrical, and life safety—while fostering a culture of safety and operational excellence.
Day‑to‑Day Responsibilities- Maintain, monitor, and repair mechanical, plumbing, structural, HVAC, and fire/life safety systems to meet applicable standards.
- Operate and optimize HVAC equipment through cleaning, inspection, part replacement, and performance adjustments.
- Enforce safety rules, identify hazards, and participate in incident investigations to maintain a safe workplace.
- Respond promptly to customer service requests and support the Facility Management team during emergencies (e.g., fire alarms, chemical spills).
- Evaluate outside contractor pricing and work quality, reviewing monthly service‑request summaries to resolve recurring issues.
- Record equipment readings, adjust as necessary, and manage hazardous materials in accordance with departmental policies.
- Conduct inspections in difficult spaces, rooftops, and elevated areas to ensure all building systems meet performance expectations.
- High school diploma or state equivalent.
- Minimum four years of experience in facilities and building maintenance, or in HVAC/refrigeration trade or related field.
- Valid U.S. driver’s license with a clean record.
- Thorough knowledge of building systems, thermodynamics, electrical, mechanical, and computer‑controlled equipment.
- Proficiency with Word, Excel, and a CMMS for receiving and completing work orders.
- Physical ability to lift 80 lbs, climb ladders up to 20 ft, work at heights, navigate rooftops, and perform demanding tasks including walking, climbing, bending, kneeling, stooping, and overhead work.
- Commitment to using proper personal protective equipment and following safety policies and procedures.
- Two years of college or related trade schooling.
- HVAC or CFC certification.
- Experience with Joint Commission or DNV standards in a healthcare facility.
- Aptitude for troubleshooting and problem‑solving in complex building environments.
- Strong communication skills and customer‑service orientation.
Salary: $65,000 to $69,500 per year.
