Job Description
We are currently seeking an Apartment Maintenance Technician to join our team!
The Maintenance Technician is responsible for performing basic painting, carpentry, electrical, and plumbing repair work of average difficulty in response to service requests and conducting inspections of apartments.
Essential Duties and Responsibilities:- Maintenance technician troubleshoots repairs or replaces wiring and parts for electrical outlets, switches, light fixtures, breaker switches/fuses, and fittings (e.g., leaky faucets, clogged drain and sewer lines, damaged toilets, sinks, and water cutoffs).
- Performs carpentry, electrical, and plumbing repair work of average difficulty in response to service.
- Maintains grounds by picking up litter, watering grass and plants, sweeping sidewalks and parking lots, raking leaves, and cultivating plants.
- Scrapes, sands, and applies cleaning agents by hand to prepare interior walls/ceilings for painting and paints prepared surfaces with brush/roller.
- Make ready maintenance and clean/disinfect commodes, sinks, bathtubs, walls, restrooms, water fountains, and replenish restroom supplies to enhance sanitary conditions.
- Makes minor electrical, plumbing, and carpentry repairs by replacing wall outlets, unstopping clogged drains, and replacing doorknobs.
- Assists skilled technicians in making significant repairs.
- Operates electric buffer, vacuum cleaners, and other similar equipment to clean floors by sweeping, scrubbing, waxing, buffing, shampooing carpets, and vacuuming carpets.
- Dust and polish furniture, woodwork, and shelving, and empty and clean wastebaskets, ashtrays, and windows to enhance housing quality standards.
- Operates landscaping equipment such as power washers, blowers, weed eaters, etc.
- Use manual strength and appliance dolly to set up tables and chairs according to simple diagrams for activities and remove and install appliances, such as refrigerators and stoves.
- The maintenance technician may be required to perform work for SAHA outside of the regular work schedule and to include but not be limited to on-call scheduling.
- Must have at least one (1) year of experience in general maintenance of apartments or buildings.
- Must complete a criminal history background check, education and work history verification, and drug screening test.
- High school diploma
- Texas class "C" driver's license at the time of placement and be insurable.
Often work outdoors, but some workers may work indoors. Workers are often exposed to sounds and noise levels that are distracting or uncomfortable. They are sometimes exposed to very hot or very cold temperatures when working outdoors. They may also be exposed to contaminants, such as fumes from paints or sealers. Operating hand tools, machinery, manual dexterity, talking, hearing, repetitive motion.
Physicaland Mental Requirements
- Exerting up to 40 pounds of force occasionally, and/or a negligible amount of force frequently or constantly to lift, carry, push, pull or otherwise move objects, including the human body.
- Must be able to stand, walk, sit, handling, reach outward, reach above shoulder, crawl, squat/kneel, bend, push and pull frequently. Maintain body equilibrium to prevent falling when walking, standing or crouching on work surface.
- Ability to use upper and lower extremities to move or transport 25 to 50 pounds, including pressing against something to force it in a forward, downward or outward position or drag, haul 25 to 50 pounds.
- Ability to bend the body downward and forward by bending spine at waist, and bending legs at knees and moving extremities in any direction.
- Ability to withstand physical demands on the body, including being in a stationary and/or standing position most of the day.
- Ability to express and exchange ideas by means of the spoken word, including where detailed or important spoken instructions must be conveyed to other workers accurately, loudly or quickly.
- Ability to understand, remember and apply oral and/or written instructions or other information.
