Maintenance Technician

The Maintenance Technician is responsible for executing maintenance requests by diagnosing problems and making repairs to maintain the physical condition of the community. The technician will perform timely repairs, ensure apartment homes are rent‑ready, and conduct preventative maintenance.

• Diagnose and repair issues in HVAC, electrical, plumbing, major appliances, emergency systems, flooring, hardware accessories, masonry, painting, wallpaper, water features, and waste management systems.
• Complete assigned service requests in accordance with company operating and equipment/supply standards.
• Ensure vacant apartment homes are rent‑ready in a timely manner.
• Perform turnkey work as required.
• Assist with interior and exterior painting.
• Maintain an incident and injury‑free safety culture by following all Avalon Bay safety policies and reporting unsafe conditions.
• Perform hot works, including brazing, soldering, and welding, in accordance with Avalon Bay’s standards.

• 2‑3 years of maintenance experience, including HVAC, plumbing, electrical, and general maintenance work.
• Valid driver’s license.
• Availability for an on‑call schedule in rotation.
• Strong customer‑service communication skills.
• Ability to read and understand policies and procedures, including key control, turnover, and emergency policies.
• Knowledge of cleaning and chemical supplies, SDS, and proper application of chemicals and cleaning products.
• Knowledge of personal protective equipment and proper use.
• Basic understanding of emergency systems, shut‑offs, and operation sequences.
• Knowledge of paint types and paint tools.
