Groundwork Outdoor Living builds high-end residential landscapes and hardscapes across the San Francisco Peninsula. We're hiring our first dedicated Project Manager — a newly created role with real ownership — to lead the delivery of installation projects ranging from $100K to $1M+, running several jobs at once and directing both our in-house crews and our trade partners from contract handoff through closeout.
If you know residential landscape construction inside and out — grading, drainage, the work that happens underground — and you run a clean, safe, on-schedule jobsite, we'd like to talk.
Reports to:
VP of Operations. This is a delivery-focused role centered on building the work and managing change orders, rather than bidding new projects.
- Run 6–10 concurrent residential landscape and hardscape projects from preconstruction handoff through punch list and closeout
- Lead in-house crews (foremen and laborers) and coordinate subcontractors and vendors — scheduling labor, materials, and equipment
- Oversee grading, drainage, and underground infrastructure, keeping sites inspection-ready
- Own project budgets and schedules; price and approve change orders, and track costs in our project software (Job Tread)
- Lead jobsite safety and OSHA compliance
- Serve as the main point of contact for clients with clear updates, milestones, and solutions
- Hold quality to plan and spec — keep installations aligned to construction documents, and manage inspections, punch lists, and closeout
- 3+ years managing residential landscape or hardscape construction projects (5+ preferred)
- Proven experience leading crews and subcontractors and communicating directly with clients
- Solid working knowledge of grading, drainage, and underground infrastructure
- Experience leading OSHA and jobsite safety compliance
- Strong budget and schedule management; comfortable reading plans and specifications
- A reliable personal vehicle and a valid California driver's license
- Experience with Job Tread or similar construction project‑management software
- Irrigation and CSLB-trade familiarity
- OSHA 10/30
- $90,000–$110,000 per year, depending on experience
