About The Role:
Settled in the award-winning San Diego Convention Center, the Construction Manager is responsible for supporting the Capital Improvement and Maintenance Programs. This position is expected to serve as the internal oversight supporting commercial construction, daily maintenance activities, and the building’s infrastructure. General activities include scope development, construction supervision, bid evaluation, cost-benefit analysis, change order review and negotiation, and general management and administration of construction projects and daily maintenance functions.
What You Will Do:
- Provides field oversight for all phases of assigned construction projects from pre-construction to project completion.
- Evaluates projects to determine building and stakeholder requirements, purpose, scope, and assesses feasibility and appropriateness of alternate solutions.
- Creates and reviews project package scope including contract documents, site logistics, schedule, coordination, and means and methods.
- Identifies design and constructability issues and provides recommendations for resolution.
- Manages consultant engineering firms in the study, design, and construction of large-scale capital improvement projects to ensure compliance with project scope, budget, and schedule.
- Manages the overall project budget, including tracking committed costs, progress billings, pending change orders, and anticipated exposures. Ensures all expenditures align with budgetary constraints and contractual obligations and provides regular cost tracking updates to the Director of Engineering and Capital Projects to support broader capital program oversight.
- Maintains detailed records of the project, including contracts, permits, change orders, safety reports, and other essential documentation.
- Coordinates with permitting agencies, inspectors, and other authorities having jurisdiction (AHJs), including the City of San Diego Development Services Department, Port District, Fire Marshal, Health Department, Environmental Compliance, and ADA compliance officials to ensure timely approvals, code compliance, and resolution of inspection-related issues.
- Prepares and maintains construction progress documentation, including daily and weekly field logs, site observations, progress photos, and meeting notes to track milestones, issues, and on-site activities.
- Implements and executes Quality Control/Quality Assurance program to ensure work meets the required quality standards and complies with all applicable building codes, safety regulations, and company specifications.
- Creates and maintains project schedules to ensure project milestones are communicated, tracked, and are being proactively managed.
- Works closely with the Procurement Department during the solicitation process to conduct site walks and interviews, manage technical requests for information (RFIs), and evaluate bid proposals and solicitation submittals.
- Performs assessment of proposals and qualifications received from third-party vendors to determine the best value to meet internal company needs. May propose alternate means and methods for cost saving or value creation opportunities where possible.
- Leads the review, coordination, and resolution of construction-phase RFIs, working with design teams, contractors, and internal stakeholders to ensure timely responses and maintain project momentum.
