Commercial Project Manager / Estimator
San Diego Paint Pros is hiring a strong Project Manager / Estimator to help us win work and deliver it profitably.
This role is ideal for a commercially experienced construction professional who can prepare accurate bids, manage multiple projects, and take ownership of financial performance from award through closeout.

What You’ll Do Estimating & Preconstruction- Review drawings, specifications, and site conditions to prepare accurate take-offs and cost estimates
- Develop detailed proposals including labor, materials, equipment, and subcontract costs
- Attend pre-bid meetings and job walks
- Submit bids and assist in scope clarification and pricing discussions with general contractors and clients
- Support negotiated work and repeat-client opportunities
- Manage commercial painting projects from award to closeout
- Develop and maintain project budgets and schedules
- Monitor labor, materials, and job costs to protect profitability
- Manage RFIs, submittals, change orders, and project documentation
- Prepare and review monthly billings
- Coordinate closely with superintendents and field crews to ensure safe, on-time execution
- Serve as a primary point of contact for clients and GCs
- Communicate proactively regarding schedule, scope changes, and project updates
- Maintain strong working relationships that lead to repeat business
- 5–10+ years of commercial construction project management experience
- Experience managing projects valued at $500K–$3M+
- Experience preparing estimates and performing take-offs
- Strong understanding of budgeting, cost control, and schedule management
- Experience pricing and managing change orders
- Ability to oversee multiple active projects simultaneously
- Proficiency in Procore or similar construction management software
- Strong written and verbal communication skills
- Located within commuting distance of San Diego
Experience with commercial painting, coatings, or other specialty trade contractors is strongly preferred.
Compensation$85,000 – $120,000 base salary, plus performance-based bonus.
Compensation depends on experience and demonstrated ability to manage project profitability and close work successfully.
