Senior Project Manager – Multifamily Construction

Position Summary

We are seeking an experienced Senior Project Manager to lead the planning, execution, and delivery of multifamily construction projects from preconstruction through closeout. The ideal candidate will have extensive experience managing ground-up multifamily developments, ensuring projects are completed safely, on schedule, within budget, and to the highest quality standards. This individual will oversee project teams, maintain strong relationships with owners, architects, consultants, and subcontractors, and provide leadership throughout all phases of construction.

Key Responsibilities
  • Manage multiple multifamily construction projects or large-scale developments from preconstruction through turnover.
  • Develop and maintain project schedules, budgets, and overall project execution plans.
  • Lead project teams including Project Managers, Assistant Project Managers, and Project Engineers.
  • Coordinate with Superintendents to ensure field operations align with project goals.
  • Identify and mitigate project risks while implementing proactive solutions.
  • Prepare and manage project budgets, cost reports, forecasts, and cash flow projections.
  • Review and negotiate subcontract agreements and purchase orders.
  • Manage change orders, owner billings, and subcontractor pay applications.
  • Monitor project costs and ensure profitability objectives are achieved.
  • Provide regular financial updates to senior leadership.
Client & Stakeholder Relations
  • Serve as the primary point of contact for owners, developers, architects, and consultants.
  • Conduct regular project meetings and communicate project status to stakeholders.
  • Foster long-term client relationships and maintain a high level of customer satisfaction.
  • Support business development efforts and participate in project pursuits as needed.
Preconstruction & Procurement
  • Collaborate with estimating and preconstruction teams during budgeting and planning phases.
  • Review drawings and specifications for constructability and value engineering opportunities.
  • Develop procurement strategies and oversee long-lead material acquisitions.
  • Ensure subcontractor scopes are complete and aligned with project requirements.
Schedule & Quality Control
  • Monitor project schedules and drive timely completion of milestones.
  • Ensure all work complies with plans, specifications, building codes, and quality standards.
  • Coordinate with QA/QC personnel and field teams to address deficiencies and maintain quality expectations.
  • Lead project closeout activities including punch lists, turnover documentation, and warranty administration.
Safety & Compliance
  • Promote a culture of safety across all project teams.
  • Ensure compliance with OSHA regulations and company safety standards.
  • Support site safety initiatives alongside field leadership.
Qualifications
  • Bachelor's degree in Construction Management, Engineering, or related field preferred.
  • 10+ years of commercial construction experience
    , including 5+ years managing ground-up multifamily projects
    .
  • Proven ability to manage projects ranging from $50M–$250M+.
  • Strong knowledge of multifamily construction methods, scheduling, and cost control.
  • Experience with wood-frame, podium, wrap, and concrete multifamily developments.
  • Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, and Microsoft Office.
  • Excellent leadership, communication, negotiation, and problem-solving skills.
  • Ability to manage multiple stakeholders and mentor junior staff
