Position Overview

The Senior Superintendent is responsible for leading all field operations for large-scale multifamily construction projects from site mobilization through final turnover. This individual serves as the senior field leader and is accountable for project scheduling, subcontractor coordination, safety, quality, logistics, inspections, and overall field performance.

Projects may include large urban multifamily developments, mixed-use communities, workforce housing, and high-density apartment projects utilizing podium construction. The ideal candidate has extensive experience delivering Type III and Type V multifamily projects over concrete podiums and has successfully managed projects from ground-up construction through occupancy.

Key Responsibilities
  • Lead all field operations for large-scale multifamily and podium construction projects.
  • Manage projects from site mobilization, foundations, and podium construction through framing, MEP rough-in, finishes, turnover, and closeout.
  • Coordinate concrete podium construction, structural framing, waterproofing, building envelope, MEP systems, interiors, and sitework.
  • Develop and maintain master construction schedules, three-week look-ahead schedules, and daily production plans.
  • Lead and mentor Superintendents, Assistant Superintendents, field engineers, and other field personnel.
  • Coordinate subcontractors, suppliers, inspectors, consultants, and field crews to maintain project milestones.
  • Manage complex site logistics, material deliveries, crane operations, staging areas, and workforce planning.
  • Monitor subcontractor manpower and productivity and proactively address schedule concerns.
  • Review plans and specifications to identify constructability issues and field conflicts.
  • Coordinate closely with Project Managers regarding RFIs, submittals, change orders, procurement, and schedule impacts.
  • Oversee structural concrete, wood framing, MEP rough-in, drywall, finishes, and exterior scopes.
  • Coordinate inspections and testing throughout all phases of construction.
  • Lead subcontractor coordination meetings, safety meetings, and daily planning activities.
  • Maintain strict quality-control standards throughout construction.
  • Enforce OSHA requirements and site-specific safety programs.
  • Manage punch lists, unit turnover, building inspections, certificates of occupancy, and project closeout.
Qualifications
  • 10–15+ years of construction experience with significant experience serving as a Superintendent or Senior Superintendent.
  • Strong multifamily construction experience required.
  • Podium construction experience required.
  • Proven experience managing large ground-up apartment or mixed-use developments.
  • Experience with Type III and Type V wood-frame construction over concrete podium structures.
  • Strong knowledge of structural concrete, framing, waterproofing, building envelope, MEP systems, and interior finishes.
  • Experience managing projects with several hundred residential units is highly desirable.
  • Strong understanding of construction sequencing, scheduling, logistics, and subcontractor management.
  • Ability to read and interpret architectural, structural, civil, and MEP drawings.
  • Proven ability to manage multiple Superintendents and large subcontractor teams.
  • Strong leadership, communication, and problem-solving skills.
  • Proficiency with construction management and scheduling software.
Preferred Qualifications
  • Experience with 150+ unit multifamily developments.
  • Experience with five- to seven-story urban multifamily projects.
  • Experience with mixed-use projects incorporating ground-floor retail or amenity spaces.
  • Experience managing occupied-site, infill, or logistically challenging urban construction.
  • Proficiency with Procore, Bluebeam, Microsoft Project, Primavera P6, or similar platforms.
  • OSHA 30 certification.
  • First Aid/CPR certification.
  • Bachelor's degree in Construction Management, Engineering, or a related discipline is a plus.
