Residential Construction Project Manager

This is a hands-on field position responsible for managing residential construction projects from pre-construction handoff through final completion and client turnover.

The ideal candidate has strong residential construction knowledge, understands proper construction sequencing, can effectively manage subcontractors and crews, communicates professionally with clients, and takes full ownership of keeping projects on schedule, on budget, and built to OSSC Construction’s quality standards.

Key Responsibilities Project Management & Field Operations
  • Take ownership of assigned projects from the initial project handoff through final completion.
  • Review the approved contract, scope of work, plans, specifications, selections, budget, and project schedule before construction begins.
  • Conduct regular jobsite visits to monitor progress, workmanship, cleanliness, safety, and overall project conditions.
  • Develop and maintain detailed construction schedules for each assigned project.
  • Coordinate the proper sequence of trades and construction activities to prevent unnecessary delays.
  • Ensure labor, subcontractors, materials, equipment, and inspections are properly coordinated.
  • Identify potential problems early and develop solutions before they affect the project schedule or budget.
  • Maintain detailed documentation of project progress, site conditions, decisions, and issues.
Subcontractor & Crew Management
  • Schedule and coordinate subcontractors, vendors, and internal construction crews.
  • Clearly communicate scopes of work, schedules, expectations, and project requirements to each trade.
  • Verify subcontractors understand their complete scope before beginning work.
  • Hold subcontractors and crews accountable for quality, schedule, cleanliness, and completion of their assigned work.
  • Inspect completed work before approving it as complete.
  • Identify deficient or incomplete work and ensure corrections are completed promptly.
  • Coordinate subcontractor callbacks, corrections, and punch-list work when necessary.
  • Maintain strong professional relationships with subcontractors while protecting the company’s project requirements and standards.
Scheduling & Project Deadlines
  • Create and continuously manage project schedules from start through completion.
  • Confirm upcoming subcontractors, inspections, deliveries, and material requirements in advance.
  • Maintain look-ahead schedules to prevent downtime between trades.
  • Track project milestones and immediately address items that could cause delays.
