Acquisition Analyst - On Site at the Corporate Office, San Diego, CA

What We Are Looking For

The Acquisition Analyst plays a critical role within a vertically integrated, value‑add multifamily investment platform. This individual will be responsible for rigorous financial underwriting, market analysis, and transaction support across new acquisition opportunities. This role requires exceptional attention to detail, strong analytical capability, intellectual curiosity, and a collaborative mindset. The ideal candidate is highly organized, comfortable working in a fast‑paced environment, and motivated to contribute meaningfully as an active member of a team pursuing institutional‑quality investments.

Full‑Time Position | Salary Range: $80,000‑$95,000

Key Responsibilities
Financial Underwriting & Deal Analysis
  • Perform detailed underwriting for multifamily acquisition opportunities, ensuring accuracy, consistency, and timeliness.
  • Build and maintain complex financial models, including pro forma operating projections, debt scenarios, return metrics (IRR, equity multiple, cash‑on‑cash), and sensitivity analyses.
  • Analyze historical operating performance, rent rolls, T‑12s, capital expenditure requirements, and business plan assumptions.
  • Identify risks and opportunities within each transaction and clearly communicate findings to senior team members.
  • Maintain disciplined version control and documentation standards across all underwriting materials.
Market & Investment Research
  • Conduct comprehensive market and submarket research, including supply pipelines, rent trends, demographic shifts, employment growth, and competitive positioning.
  • Prepare rent surveys, comparable sales analyses, and supporting maps and graphics.
  • Synthesize quantitative and qualitative information into clear, actionable insights for investment decision‑making.
Transaction Execution & Due Diligence
  • Support due diligence efforts by reviewing legal documents, third‑party reports, operating data, and lease files.
  • Assist in coordinating internal departments (asset management, construction, property management, legal, finance) to ensure seamless execution.
  • Track critical transaction timelines and deliverables, ensuring no details are overlooked.
  • Contribute to deal structuring discussions and capital stack analysis.
Investment Committee & Pipeline Management
  • Prepare investment memoranda and presentation materials for investment committee and weekly pipeline meetings.
  • Develop clear, well‑organized charts, tables, and exhibits that communicate key risks, assumptions, and return drivers.
  • Maintain an up‑to‑date pipeline tracker and ensure all opportunities are reflected accurately and consistently.
  • Present analyses when appropriate and respond thoughtfully to questions from senior leadership.
Team Contribution & Collaboration
  • Operate as an engaged and proactive member of the acquisitions team.
  • Communicate clearly and professionally with internal stakeholders, brokers, lenders, and external partners.
  • Seek feedback and continuously refine work product to meet institutional standards.
  • Demonstrate ownership of assignments while maintaining strong alignment with broader team objectives.

  • Bachelor’s degree in Finance, Real Estate, Economics, Accounting, or related field required.
  • 1‑5 years of relevant experience in real estate acquisitions, investment banking, private equity, or related analytical field preferred.
  • Advanced proficiency in Microsoft Excel required.
  • Strong written and verbal communication skills.
  • Demonstrated ability to thrive in a fast‑paced, team‑oriented environment.
