Lead Maintenance Technician – San Diego

We are looking for an experienced Lead Maintenance Technician to help maintain a beautiful property in San Diego, CA. The ideal candidate will be experienced in all trades, highly customer‑service oriented, and able to manage both routine tasks and emergency calls.
General Functions- Maintain a safe, secure, and well‑maintained living environment for residents, visitors, and staff.
- Anticipate, identify, and correct problems involving the property, and implement preventive procedures.
- Ensure resident satisfaction and protect the investment of the property owner.
- Perform maintenance tasks personally or delegate to maintenance technicians.
- Oversee and, when necessary, inspect work performed by technicians.
- Institute and manage a system for handling resident service requests, correcting situations within 24 hours whenever possible.
- Coordinate and direct maintenance staff and schedules in conjunction with the manager to ensure 24/7 emergency readiness.
- Conduct regularly scheduled safety meetings and maintain HAZCOM standards.
- Keep SDS sheets current and readily accessible.
- Maintain thorough knowledge of EPA, OSHA, and other relevant regulations concerning hazardous materials.
- Correct unsafe conditions immediately—e.g., broken gates, steps, light fixtures.
- Maintain accurate records of preventive maintenance, service requests, expenditures, and apartment make‑ready status.
- Schedule and perform routine maintenance on all equipment and tools, ensuring they remain in excellent condition.
- Train and mentor subordinate maintenance staff, instilling a “safety first” attitude.
- Instruct staff on proper use of safety equipment and guidelines.
- Diagnose and perform minor and routine maintenance and repairs.
- Ensure that all make‑ready repairs and services are completed correctly and on schedule.
- Report major repairs and requisitions to the manager before funding is expended.
- Change locks and create keys as required.
- Move heavy appliances and equipment between storage areas and apartments as circumstances warrant.
- Maintain sufficient inventory of spare parts and maintenance materials.
- Identify utility meter cut‑offs, apartment and fixture cut‑offs, sewer cleanouts, and prepare maps.
- Perform work‑area clean‑up and safety duties.
- Ensure storage areas remain locked when not in use.
- Assist with ground maintenance—raking, sweeping, shoveling—as required.
- Respond to disturbances and other property emergencies during business hours.
- Perform any additional duties assigned by the manager or property supervisor.
- At least two years’ experience in property maintenance or an equivalent field.
- Completion of Grace Hill/Yardi On‑Line Training – Essential Skills for New Supervisor and Conflict Resolution for Supervisors.
- Consistent use of all Yardi Maintenance Systems, including processing service requests on the iPhone.
- Knowledge of Pay Scan per company policy.
- Ability to maintain adequate inventory to minimize operational disruption.
- Effective scheduling to maximize team strengths and contractor efficiency.
- High school graduate or equivalent training; if not, five years of maintenance experience required.
- Valid driver’s license with proof of current liability insurance.
- Understanding of basic mechanical concepts.
- Heating and air‑conditioning plus other state‑regulated certifications, where required.
- CPO Certified – HVAC Certification Universal.
Physical Requirements
- Must be able to lift 50 pounds without difficulty.
- Work performed both outdoors and indoors.
- Significant amount of bending and reaching daily.
- Appropriate attire must be worn at all times.
- Must wear required safety attire and/or use appropriate equipment/tools.
