Building Maintenance, Maintenance Technician / Mechanic
Job Responsibilities
- Perform all aspects of property maintenance, including preventative, corrective, deferred, and emergency maintenance under the supervision of the Maintenance Supervisor or Community Manager.
- General maintenance knowledge in electrical, drywall, HVAC, plumbing, custodial, and carpentry work as necessary.
- Appliance repair experience.
- Ensure exterior curb appeal of community and cleanliness of grounds.
- Ensure that residents are provided with a clean, safe, well‑maintained community.
- Maintain accurate inventory control of tools, equipment, and supplies.
- Ensure that maintenance requests are handled as quickly, efficiently, and effectively as possible.
- Have knowledge of location of gas, electric, irrigation, and water shutoffs, all apartment and fixture shutoffs, and sewer cleanouts.
- Assist in performing apartment move‑in and move‑out inspections as directed by Maintenance Supervisor or Community Manager.
- Know current condition/status of all vacant units.
- Recommend measures to improve methods of operations, performance, safety and quality of service.
- Perform on‑call emergency service as required.
- Represent Sudberry Properties and the community in a professional manner, maintaining a positive businesslike attitude, neat dress (including uniform), and appropriate grooming.
- Attend and participate in training seminars as requested.
- Assist other staff members as needed.
- Practice exceptional safety skills when on the job.
- Work a schedule during normal hours, which may include weekends and hours in excess of 40 hours per week.
- Perform other duties as assigned.
Education and/or Experience
- High school diploma or equivalent.
- Appliance repair experience.
- 3+ years of hands‑on general maintenance experience (e.g., plumbing, electrical, carpeting, painting) at a 350+ unit conventional property.
- Experience in property management in a maintenance technician role.
Ability to respond to common inquiries or complaints from customers or regulatory agencies and to effectively present information to a supervisor or community manager.
Physical DemandsWork requires sitting, standing, walking, reaching with hands and arms, stooping, kneeling, crouching, or crawling. The employee may lift or move up to 10 pounds, sometimes up to 25 pounds, and occasionally larger objects. The job involves working outdoors in various weather conditions, climbing ladders, and potentially being exposed to fumes or airborne particles. Protective gear such as masks, gloves, and goggles may be required.

Work requires working outdoors in varying weather conditions, possibly in noisy or dusty environments, requiring adherence to safety and health regulations.
SummaryPerforms various maintenance duties necessary to maintain and enhance the value of the community, supporting the Maintenance Supervisor or Community Manager in all phases of the overall physical maintenance of an income‑producing property. This includes general maintenance, expense control, and adherence to preventive maintenance programs and required state and federal safety programs.
