Overview
We are seeking a qualified Commercial Property Manager for onsite position in the San Diego region who has experience with Yardi software and proven experience in the commercial space. Great benefits which include 401k matching by the employer!
Skills and Qualifications- Minimum of 3-5 years of experience as a property manager
- Valid drivers license, vehicle insurance and access to a vehicle
- Excellent communication and customer service skills
- Solutions oriented with great analytical skills
- Self-starter, take the initiative with ability to multi-task and work well under pressure in times of deadlines
- Proficient in Microsoft Office (Word, Excel, Outlook), Teams
- Manage commercial
property operations on a daily/monthly/annual basis. - Oversee/supervise building engineer, building operations, property coordinator, concierge and executive suites receptionist.
- Prepare, implement and manage annual property budgets & capital expenditure
- Approve and authorize budgeted expenditures for operating expenses up to authorized level.
- Work with accounts payable to ensure vendors are paid in a timely manner.
- Review annual CAM Reconciliations
- Work with operations team for the effective maintenance and management of the properties including overseeing preventative maintenance programs.
- Ensure competitive contracts and in-house maintenance standards are maintained.
- Ensure compliance with all regulations and life safety requirements.
- Inspect properties and ensure optimal standards are maintained.
- Oversee accounts receivable, manage rent collection & default proceedings with legal counsel.
- Provide superior tenant-relations through regular and proactive engagement and communication including frequent visits.
- Resolve tenant complaints and maintain tenant relations and enforcing the lease.
- Liaise with leasing team and accounting for tenant onboarding, retention and move outs and turnovers.
- Conduct tenant move-in and exit inspections.
- Review prepared LOI’s, leases/renewals/amendments for accuracy and collaborate with leasing manager & legal counsel.
- Serve in HOA boards as necessary. Develop a working relationship with HOA management teams.
- Solicit bids from vendors and award contracts and maintain working knowledge of all vendor contracts and ensure compliance with same.
- Negotiate and resolve landlord or vendor issues.
- Review construction drawings and facilitate management of tenant improvement process.
- Prepare additional lease correspondence such as possession, fixturing and commencement letters.
- Oversee third party parking management operators.
- Coordinate showings, review applications, draft leases
- Work on special projects and perform miscellaneous administrative tasks.
- Work closely with the Director of Property Management on other duties as assigned.
- Ability to travel between property sites as deemed necessary.
Job Type: Full-time
Pay: $80,000.00 - $95,000.00 per year
