Senior Superintendent provides overall direction on projects and develops strong working relationships with owners and architects throughout the project lifecycle. This individual evaluates project performance, site conditions, safety and quality standards, compliance with scope, and effective management of trade partners. This role ensures constructability reviews, logistics plans, and baseline schedules achieve project turnover requirements.

Responsibilities

  • Oversee, manage, and document all day-to-day job site activities including OSHA safety compliance
  • Direct field personnel according to the project plan and Suffolk supervisory principles
  • Communicate issues, events, performance, and progress daily to the Project Manager
  • Report any problems promptly to the Project Manager to facilitate cost-effective solutions
  • Establish effective working relationships with Clients, Suffolk team members, subcontractors, and Authorities Having Jurisdiction; on union projects, maintain relations with trade union agents and managers
  • Request advice and assistance from the General Superintendent or Project Executive on materials, sequencing, scheduling, logistics, and personnel
  • Project Start-Up/Turnover Meeting: identify pre-mobilization activities and develop start-up schedule with the Project Manager for review
  • Scheduling: assist in formulating and implementing construction schedules in the field; establish and implement the Project Baseline Schedule; maintain the schedule and ensure work aligns with contract and client expectations; update project schedule monthly; provide progress reports with a six-week look ahead; lead Pull Planning and 6-week Make Ready Plan meetings
  • Safety: ensure subcontractors participate in safety pre-construction meetings; verify MSD sheets, site safety plans, and insurance documentation; review daily activities for OSHA and site safety compliance
  • Quality Management: establish project benchmarks; form the Q-Team; ensure inspections occur per baseline schedule and are documented and communicated
  • Subcontractor and Site Management: manage pre-construction activities, mobilize field office, organize site documentation, manage subcontractor performance, resolve personnel issues, and oversee all construction phases
  • Meeting Management: participate in/co-chair turnover, mobilization, safety, weekly foreman and safety, monthly schedule review, Pull Plan and 6 Week Make Ready Plan, closeout, owner, and subcontractor meetings
  • Administrative Management: complete project office checklists, daily reports, quality and safety documentation, maintain as-built drawings and drawing logs
  • Project Closeout: manage subcontractor closeout, utilities transfer, owner training, and punch list
  • Training: participate in training programs and contribute as SME

Qualifications

  • Bachelor’s degree in applicable discipline and experience relative to project size/scope
  • 8 to 12 years of experience related to construction fields
  • Experience varies by project size, complexity, sector, etc., beyond generic construction knowledge
  • Applicable area licenses
  • Excellent team development and leadership skills
  • Strong ability to partner with the Project Manager and staff
