Job Description
Representative tasks and responsibilities include:
- Analyze construction drawings, engineering specifications, and contract documents to identify constructability issues, assess project requirements, and recommend solutions during preconstruction.
- Confirm actual site conditions by conducting site surveys and coordinating with geotechnical, structural, environmental, and other engineering or testing agencies to support project planning and design decisions.
- Assist in the preparation of detailed estimates for conceptual, schematic, design development, and construction phases, and/or prepare accurate preliminary construction budgets in collaboration with the BCCI project team.
- Ensure all estimates, budgets, and general conditions are accurate, complete, and reflect the project's scope, including evaluating subcontractor proposals for scope, qualifications, financial stability, and pricing.
- Provide clients with pricing packages, scope letters, schedules, and lead-time information while communicating budget status with owners, subcontractors, and internal project teams.
- Coordinate the assembly of preconstruction deliverables and presentation materials for owner review during each phase of project development.
- Prepare, review, and evaluate Requests for Information (RFIs), submittals, and change orders by applying principles of construction management, contract administration, and project controls.
- Analyze project schedules, cost reports, and productivity metrics to identify project risks, recommend corrective actions, and support successful project execution.
- Coordinate technical communication among owners, architects, structural, civil, and MEP engineers, consultants, subcontractors, vendors, and internal project teams to resolve engineering and construction issues.
- Review project documentation to ensure compliance with applicable building codes, safety regulations, contract requirements, and project quality standards.
- Initiate and maintain strong working relationships with clients, design professionals, consultants, subcontractors, vendors, and colleagues across all BCCI departments.
- Organize and lead project transition meetings between the Preconstruction and Operations teams to ensure complete knowledge transfer and a clear understanding of project scope, budget, schedule, and client expectations.
- Collaborate with the Project Manager and Superintendent to support successful project execution by helping ensure projects are completed on schedule, within budget, and in accordance with quality standards and client expectations.
- Generate Owner contracts for review and approval by the assigned Project Executive.
- Stay current on construction methods, materials, building systems, market conditions, labor rates, and industry trends to support accurate estimating and project planning.
- Recommend improvements to preconstruction and project delivery processes that enhance quality, efficiency, and productivity.
- Represent BCCI professionally by maintaining project-specific knowledge, preparing for meetings, communicating proactively, meeting commitments, and demonstrating the company's values.
- Contribute to BCCI's culture, mission, and values through collaboration, leadership, and continuous improvement.
- Adhere to all Company policies, procedures, and performance standards.
Qualifications
- Must have conceptual estimating experience on midsized to large commercial building tenant improvement projects.
- Must have a 4-year degree in an accredited construction or architecture related curriculum, such as Civil Engineering, Construction Management, Architecture, Mechanical Engineering, Structural Engineering or similar (BA, BSCE, BSCM, BSAE, etc.)
- Must have a minimum of 7 years' experience in Project Management/Preconstruction.
- Demonstrated knowledge of construction methods, engineering principles, scheduling, estimating, contract administration, and project controls.
- Ability to interpret engineering drawings, specifications, and construction documents.
