Position: Director – Asset Management (Commercial/Retail)

Prado Group is seeking a highly capable Director of Asset Management to oversee the performance, strategy, and execution of our commercial portfolio, which is primarily composed of retail assets, including grocery‑anchored centers and high‑street/neighborhood retail. This role is ideal for a strong commercial asset manager who excels in operations, leasing strategy, financial analysis, and value‑add execution. The position requires an experienced professional who will be responsible for day‑to‑day asset management, strategic planning, risk management, and cross‑functional coordination to maximize NOI and long‑term asset value.

This role is onsite in our San Francisco Office, a minimum of 4 days a week. Salary Range: $165,000* - $190,000
* base compensation + bonus and a competitive benefits package.

Who You Are:

You are a detailed, analytical, and proactive commercial real estate professional with strong experience in retail asset management. You thrive in a dynamic environment, can independently manage complex assets, and communicate clearly with property teams, tenants, leasing partners, and senior leadership. You balance high‑level strategic thinking with disciplined execution, and you consistently drive accountability, clarity, and results.

Portfolio Management and Strategy:
  • Manage the performance of a portfolio of retail and mixed‑use commercial assets, with ownership of NOI results and value creation plans
  • Develop annual business plans, asset strategies, leasing plans, and multi‑year capital needs for each property
  • Conduct market and competitive analysis to inform pricing, merchandising, tenant mix, and leasing strategy
  • Coordinate with property management teams to ensure operational excellence, tenant satisfaction, and adherence to budgets
  • Monitor portfolio KPIs (occupancy, rollover risk, OPEX trends, recovery performance, capex progress performance)
Financial Performance and Analysis:
  • Prepare and review financial models, annual budgets, quarterly reforecasts, variance reports, and year‑end reconciliations
  • Lead monthly/quarterly asset reviews with senior leadership; develop clear narratives around performance drivers and action items
  • Oversee CAM and NNN recoveries, ensuring accuracy and identifying opportunities to improve reimbursement structure
  • Conduct lease analyses, renewal underwriting, and support hold/sell/refinance recommendations as needed
  • Support valuations, lender reporting, and portfolio level analytics
Operations and Asset Optimization:
  • Drive operational excellence by implementing cost controls, energy/utility efficiency initiatives, vendor optimization, and risk management best practices
  • Partner with accounting and property management to improve recoveries, reconcile discrepancies, and implement cleaner processes
  • Evaluate property level risks, including tenant health, lease rollover, co‑tenancy issues, and physical building needs
  • Support insurance, risk management, and regulatory compliance efforts
Leasing Strategy and Execution:
  • Partner closely with internal and external leasing teams to define merchandising strategy, execute renewals, and underwrite new deals
  • Review LOIs, tenant financials, deal economics, and consistency with asset business plans
  • Maintain strong market awareness across rent comps, absorption, and retail trends
  • Monitor tenant performance and coordinate retailer check‑ins, walk‑throughs, and sales reporting as appropriate
Capital Projects:
  • Help scope, budget, and oversee retail capital improvements including façade work, common area improvements, and landlord‑delivered TI
  • Coordinate with Development/Construction on scheduling, budget management, vendor oversight, and impact on tenants
  • Track progress, change orders, and expected ROI from capital investments
Reporting and Communications:
  • Prepare quarterly performance reports for investors and senior management
  • Prepare and present annual business plans and recommendations to the investment committee
