Job Title:
Director of Property Management
Summary:
The Director of Property Management is a strategic leadership position responsible for the overall operational and financial success of a real estate portfolio. This role bridges the gap between daily operations and long-term investment goals, ensuring properties are high‑performing, physically well‑maintained, and led by a motivated, expert team.
Property Performance & Operations- KPI Management
:
Establish and monitor key performance indicators (KPIs) including occupancy rates, Net Operating Income (NOI), and tenant retention. - Operational Excellence
:
Oversee daily operations, leasing, and marketing strategies to ensure properties remain competitive and achieve maximum market positioning. - Revenue Optimization
:
Drive rent growth and ancillary income opportunities while strictly controlling operating expenses to maximize profitability. - Compliance & Risk
:
Ensure all assets comply with local, state, and federal regulations, including Fair Housing and safety standards.
- Financial Oversight
:
Lead the preparation of annual operating and capital budgets, reforecasts, and monthly financial performance reports. - Value-Add Initiatives
:
Identify and execute capital improvement projects (Cap Ex) and renovations designed to enhance long‑term asset value. - Ownership Liaison
:
Act as the primary link between ownership/investors and site‑level management to align property performance with investment business plans. - Market Analysis
:
Stay abreast of market trends, job growth, and competitor data to inform hold/sell recommendations and refinancing strategies. - Talent Cultivation
:
Recruit, train, and mentor a high‑performing team of Area and Community Managers, fostering a culture of accountability and professional growth. - Performance Reviews
:
Establish performance standards and conduct regular evaluations to ensure staff meet or exceed organizational goals. - Strategic Planning
:
Participate in senior‑level organizational planning to align property management goals with the company’s broader strategic vision. - Workflow Efficiency
:
Implement and optimize property management software and standard operating procedures (SOPs) to improve team productivity.
- Education
:
Bachelor’s degree in Business, Real Estate, or Finance; advanced degrees or certifications (e.g., CPM, RPA) preferred. - Experience
:
Typically 7–12+ years of progressive property management experience, with at least 5 years in a senior supervisory or regional role. - Technical Skills
:
Proficiency in property management software (e.g., Yardi, App Folio) and advanced financial modeling in Excel. - Soft Skills
:
Strong negotiation, conflict resolution, and communication skills for interacting with diverse stakeholders.
