Full-time Occupancy Coordinator I at Eastern Park Apartments, a 201-unit affordable senior housing community in San Francisco, CA. This HUD Section 8 / TCAC property welcomes candidates with a high school diploma or GED and a basic working knowledge of MS Word and Excel. One year of experience working with HUD or TCAC programs is preferred, and an occupancy certification/designation is an advantage.
Salary range: $23.50 to $34.50 per hour (hiring range $23.50 to $29.00 per hour).
- Maintain and monitor a viable wait list of qualified prospective residents, sending proper notices to add and/or remove applicants as necessary.
- Conduct phone and on-site interviews for potential applicants/residents; show available unit(s).
- Schedule applicant appointments, conduct initial and follow-up interviews, and approve all move-in files prior to third party or manager review and approval.
- Ensure recertification letters are mailed to residents 120 days prior to the anniversary date of move‑in and oversee appointments for signature.
- Send reminder notices to residents who fail to respond to recertification appointments.
- Ensure all recertifications are scheduled and completed by the anniversary date of move‑in.
- Review recertification schedule in Yardi monthly for timeliness.
- Keep up‑to‑date with latest developments in the recertification process for the property.
- Perform all LIHTC applicant interviews and ensure compliance with TCAC.
- Adhere to Next Available Unit procedures during the leasing process.
- Verify incomes and comply with HUD, LIHTC and other regulations regarding income certifications and documentation.
- Assist the Resident Manager and help train new on‑site staff with annual and interim re‑certifications.
- Assist in developing and implementing marketing plans.
- Create advertisements for newspapers and other listings.
- Market vacant/on‑notice units and shop competition as needed.
- Conduct marketing surveys of competition, including occupancy rates, amenities, prices, specials and traffic.
- Greet prospective residents and walk property tour routes daily to ensure units are clean and presentable.
- Show model units, common areas and amenities.
- Log all rental traffic, including guest cards and phone calls.
- Complete follow‑up of all rental inquiries in a timely manner.
- Maintain a shopping and phone report score of at least 90.
- Process rental applications and prepare lease forms and reports according to property guidelines.
- Qualify and lease apartments in accordance with Fair Housing Guidelines.
- Assist prospective residents with application completion and answer questions or concerns.
- Collect deposits or fees associated with move‑in.
- Conduct unit inspections for move‑in.
- Participate in property inspections quarterly, at move‑in and move‑out.
- Assist residents with the move‑out process.
- Write up and file service requests from residents.
- Address complaints and resolve issues promptly and professionally.
- Provide professional, courteous resident relations.
- Retain accurate records.
- Contribute to the general upkeep and cleaning of office, common areas and models.
- Maintain confidentiality of resident, applicant, or employee information.
- Attend mandatory meetings and trainings.
- Actively participate in EAH’s Injury and Illness Prevention Plan.
- Maintain regular and predictable attendance.
- Perform other duties as assigned.

- One year of related leasing/marketing/sales experience or equivalent combination of education and experience preferred.
- Basic working knowledge of MS Word and Excel.
- Two years’ experience in multifamily, elderly, or related occupancy management positions.
