Under the direction of the Maintenance Lead, the Facilities Technician is responsible for the scheduled and unscheduled maintenance and repair of all industrial equipment, including HVAC systems, cooling tower systems, boilers, fluid pumping systems, wastewater treatment, and chemical delivery systems; overseeing the roof maintenance program, including inspection, cleaning or removing debris from company properties, and overseeing contracted services; performing all regular scheduled or unscheduled electrical, mechanical, and plumbing maintenance to the interior or exterior of the facility.
Responsibilities- Perform routine maintenance around the building (i.e. fixing damaged window, door, wall)
- Repair broken or leaking plumbing to avoid water damage and restore full use of water fixtures
- Work on damaged electrical wiring when a shortage or severed wire occurs while understanding the importance of Lockout/Tagout (LOTO)
- Maintain the building HVAC equipment: change filters, check the cooling tower for leaks and other issues, and verify the supply side system including filters, motor, and VFD driver
- Participate and assist with various Tenant Improvement projects
- Apply preventive measures to buildings to reduce future risks (i.e. using sealant on a flat roof)
- Fix or inform the supervisor of any potential safety hazards to avoid injuries
- Ensures the safety of all operating equipment within the facility
- Painting the building when old paint has become faded or chipped
- Monitors all work orders to ensure accuracy, completion, timeliness, and client satisfaction
- Handles the procurement of all repair parts for routine, preventative, and emergency repairs
- Maintain a preventative maintenance schedule for all buildings and equipment
- Maintain the departmental budget with a focus on parts, supplies, and labor management
- Perform other duties as assigned by the supervisor
- Monitor and maintain cleanliness of properties by removing trash and placing in dumpster
- Job Requirement:
Must be a team player and have a minimum of 5 years hands-on experience in the office buildings, industrial park or related industry - Available Monday-Friday, with emergency response and willingness to be on-call
- Must have a valid CA Driver’s License with good driving records and clean background check
- Bending, kneeling, climbing ladders, able to lift minimum of 50 lbs.
- Electrical, HVAC, Plumbing, Repair, Mechanical, Building automation systems, Troubleshooting, BMS, autoclave, cooling tower, cooling systems
- Knowledge of power and hand tools used in facilities maintenance
- Recordkeeping techniques and regulations
- OSHA workplace health and safety standards and procedures
- Use of computers for recordkeeping, email communications, and customer service practices
- Nice to have worked in Good Manufacturing Practice (GMP) environment
