Overview

As a Maintenance Technician II at Avalon Bay Communities, you will maintain the physical condition of apartment homes, diagnosing and repairing issues to keep properties safe, functional, and rent‑ready. Your work supports residents and the broader community.

Responsibilities
  • Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware, masonry, painting/wallpaper, water features (pools, spas), and waste management systems.
  • Complete assigned service requests and repairs consistently with company operating and equipment/supply standards and within required time frames.
  • Ensure vacant apartment homes are rent‑ready in a timely manner and perform turnkey work as required.
  • Conduct preventive maintenance on apartments and assist with painting both interior and exterior surfaces.
  • Maintain an incident‑ and injury‑free safety culture by following Avalon Bay safety policies, reporting unsafe conditions, and using personal protective equipment appropriately.
  • Perform hot works such as brazing, soldering, and welding in accordance with Avalon Bay’s standards.
Qualifications
  • 2–3 years of experience in maintenance work, including HVAC, plumbing, electrical, and general maintenance repair.
  • Valid driver’s license.
  • Ability to accommodate an on‑call schedule in rotation with the team each month.
  • Strong customer‑service communication skills with associates and residents.
  • Ability to read and understand policies and procedures (Key Control, Apartment Home Turnover, Maintenance Emergency policies).
  • Knowledge of cleaning and chemical supplies, Hazard Communication Safety Data Sheets, and proper chemical handling practices.
  • Knowledge of personal protective equipment and ability to use it properly.
  • Basic understanding of emergency systems, shut‑offs, locations, and sequence of operations.
  • Demonstrated knowledge of paint types and paint tools.
