Asa Building Engineer ,youarethehands-ontechnicalpresenceatourclients'properties.

You'lloperate,maintain,troubleshoot,andrepairthemechanical,electrical,andplumbingsystemsthatkeepcommercialbuildingssafeandcomfortable.

Somedaysyou'reonapreventivemaintenanceroute;otherdaysyou'rediagnosingarooftopunitthatquitat2p.m.onthehottestdayoftheyear.

You'llworkdirectlywithpropertymanagersandtenants,soyou'reasmucharelationshippersonasatechnician.

Operateandmaintainbuildingsystems

• PerformscheduledpreventivemaintenanceonHVAC(package units,split systems,VAVboxes,boilers,chillers,cooling towers),plumbing,electrical distribution,lighting,andlife-safety equipment
• Monitorandadjustbuildingautomation/energymanagementsystems(BAS/EMS) forcomfortandefficiency
• Inspectandmaintainroofs,drains,sumppumps,backflowdevices,water heaters,anddomesticwatersystems

Troubleshootandrepair

• Diagnoseandrepairmechanical,electrical,andplumbingfailures;determinewhenarepairisin-housevs.whentoescalatetoaspecialtysubcontractor
• Respondtoservicecallsandafter-hoursemergenciesonarotatingon-call schedule
• Handlegeneralbuildingrepairs:doors,hardware,drywall,ceiling tile,minor carpentry,andtenantimprovementpunch-listitems

• Logallwork,parts,andtimein

• Communicatestatusclearlytopropertymanagers,tenants,andtheM5office;setexpectationsandfollowthrough
• Maintainaccurateequipmentinventories,PM schedules,andinspectionrecordsforeachproperty

Supporttheteam

• Identifyrepairandimprovementopportunitiesandpassleadstoaccountmanagersforquoting
• Coordinatewithvendorsandsubcontractorson-site;verifyworkiscompleteandtostandard
• Upholdsafetypractices(lockout/tagout,PPE,confinedspaceawareness,ladder/lift safety) oneveryjob

Required

• 3+yearsofcommercialbuildingengineeringorstationaryengineeringexperience(office,industrial,retail,ormedicaloffice)
• WorkingknowledgeofcommercialHVAC,electrical(upto
  480V),andplumbingsystems
• Abilitytoreadmechanical/electricaldrawingsandequipmentschematics
• EPA Section

• Valid California driver'slicensewithacleandrivingrecord
• Comfortableusingasmartphone/tabletforworkorders,photos,andtimetracking
• Abilitytolift
  50lbs,climb ladders,workonrooftops,andstand/walkforextendedperiods
• Strongcustomerserviceinstincts—youcanexplainaproblemtoapropertymanagerinplainEnglish

Niceto Have

• Chief Engineeror Lead Engineer experience
• BOMI,IUOE,ortradeschoolcoursework
• ExperiencewithBASplatforms(Trane,Johnson Controls,Honeywell,Siemens,orsimilar)
• Backflowtestercertification,boiler/unfiredpressurevesselexperience,or generator/ATS familiarity
• Familiarity with Build Opsoranotherfieldservicemanagementplatform
• Bilingual English/Spanish

• Monday–Friday,typically7:00a.m.–3:30p.m.
• Rotating on-callforafter-hoursandweekendemergencies
• Travelbetweenclientpropertiesinthe Bay Areaand Sacramento region (companyvehicleormileagereimbursement)
