Salary Range: $25.00 - $32.00 hourly

Job Summary

The role of a Mosser Maintenance Technician is vital to the company’s success. The technician will perform technical repairs and care of the interior and exterior of the apartment community, individual unit homes, and all property amenities. A passion for maintenance and commitment to customer service are key requirements for this position.

Essential Requirements
  • Basic to intermediate knowledge of plumbing (leaks, clogs, fixtures, water heaters), electrical (outlets, switches, lighting, breakers), HVAC systems (filters, thermostats, minor repairs; EPA certification preferred), carpentry (doors, cabinets, drywall, flooring) and appliances (refrigerators, stoves, dishwashers, washers/dryers)
  • Ability to troubleshoot and perform preventative maintenance
  • Maintain company equipment such as pressure washers, snakes, and other necessary supplies
  • Monitor exterior of buildings for roof, siding, shutters, and related issues
  • Maintain chemicals and hazardous materials in the proper manner
  • Practice workplace safety at all times

Typical working conditions are labor intensive, involving outdoor environments and interior work within the apartment community and homes. Routine local travel during the workday by foot or vehicle is required.

Daily Work Functions
  • Receive daily work orders in the morning and track completion using mobile tracking apps
  • Ensure work orders are finished to completion in a timely and professional manner
  • Track expiration dates for boilers, elevators, fire service, etc.
  • Follow up with tenants to confirm receipt of work order, obtain entry permission, and provide job timelines
  • Collaborate with Property Managers to address tenant complaints related to work orders
  • Prioritize work orders, handling leaks, mold and peeling paint first
  • Answer all emails and phone calls the same day with a focus on customer service
  • Maintain excellent organizational skills and manage multiple work orders in a day
  • Complete special projects as requested
Qualifications
  • Intermediate skills for repairs of plumbing, appliances, electrical systems & HVAC systems as well as other general repair tasks (locks, painting, etc.)
  • Possesses own tools, a/c gauges, and necessary equipment (list provided upon request)
  • Valid CA driver’s license and insurance required
  • Reliable daily transportation between work sites
  • Ability to use internal software and tracking applications (Yardi, Syn Crew)
  • Team‑oriented with the ability to work independently
  • Strong sense of urgency to accomplish tasks
  • Common sense understanding and good judgment
  • Ability to read, write, and communicate in English; bilingual English/Spanish is a plus
Physical Requirements
  • Safely perform essential job functions in accordance with ADA, FMLA, and other standards
  • Maintain regular, punctual attendance consistent with ADA, FMLA, and other standards
  • Lift and carry up to 50 lbs
  • Communicate clearly on the telephone
  • Work five days a week (Mon‑Fri, 8:30am‑5:00pm)
  • Serve on‑call as scheduled or necessary
