Controls Project Manager

We are seeking an experienced Controls Project Manager to lead the delivery of building automation and HVAC controls projects from design through commissioning. The ideal candidate will combine technical expertise in BAS/BMS and HVAC controls with strong construction project management skills to ensure projects are completed on time, on budget, and to quality and safety standards. This role involves coordinating design, procurement, installation, field teams, and clients while serving as the primary point of contact for controls-related work.

Key Responsibilities

• Lead controls projects end-to-end: scope definition, planning, scheduling, budgeting, execution, commissioning, and closeout.
• Coordinate with owners, engineers, general contractors, and subcontractors to integrate BAS/BMS and HVAC controls into the construction schedule.
• Manage procurement of controls hardware and software, prepare and review specifications, and evaluate vendor submittals.
• Oversee installation activities, supervise field technicians and subcontractors, and ensure work meets drawings, sequences, and standards.
• Develop, review, and approve control sequences, point lists, I/O layouts, and system architecture for BAS/BMS implementations.
• Plan and lead factory acceptance testing (FAT), site acceptance testing (SAT), system checkout, and final commissioning activities.
• Prepare and control project budgets, track costs, administer change orders, and report project status to stakeholders.
• Ensure compliance with applicable codes, industry standards, quality processes, and company safety policies.
• Provide technical troubleshooting, site direction, and mentorship to technicians and junior project staff.
• Deliver client-facing communications, project documentation, training for facility staff, and post-installation support.

Qualifications

• Bachelors degree in Mechanical/Electrical Engineering, Construction Management, or related field, or equivalent experience.
• 5+ years of project management experience in building automation, HVAC controls, or construction-related controls projects.
• Hands-on experience with BAS/BMS platforms and HVAC controls hardware and protocols (e.g., BACnet, Modbus, Lon Works).
• Proven ability to manage project schedules, budgets, and subcontractor performance in a construction environment.
• Knowledge of control sequence development, commissioning procedures, and system testing best practices.
• Familiarity with common BAS vendors and products (for example, Siemens, Johnson Controls, Honeywell or similar) is preferred.
• Strong communication, leadership, and stakeholder management skills, with experience producing technical documentation and client reports.
• Project Management Professional (PMP), Certified Construction Manager (CCM), or commissioning certifications (e.g., BICSI, TAB) are a plus.
• Proficient with Microsoft Office, scheduling tools (MS Project or similar), and controls programming/configuration tools.
• Valid drivers license, ability to travel to job sites, and willingness to work in construction site conditions.
