OverviewThe Maintenance Technician is responsible for performing general maintenance tasks including work orders, unit turns, maintaining grounds, curb appeal, clubhouse, amenities, and other common areas to preserve the asset and provide a quality living environment for residents. This position reports to the Community Manager, General Operations Manager, or Maintenance Supervisor.
What You Will Do- Perform routine and preventive maintenance on building systems – HVAC, plumbing, electrical, and appliances.
- Repair and maintain interior and exterior features of the property, including doors, windows, walls, flooring, and fixtures.
- Respond to maintenance requests from residents, ensuring timely and efficient resolution.
- Prepare vacant units for new residents, including painting, cleaning, and repairing or replacing damaged items.
- Conduct regular inspections of the property to identify maintenance needs and follow a preventive maintenance schedule.
- Respond promptly to emergency maintenance requests (plumbing leaks, electrical outages, HVAC failures) and be available for on‑call duty as required.
- Ensure all work complies with safety regulations and building codes; report safety hazards or compliance issues.
- Maintain an adequate supply of tools, equipment, and materials, and keep the maintenance shop organized.
- Complete work orders and documentation accurately while maintaining Sight Plan/tracker records.
- Perform other duties and tasks as assigned.
- High school diploma or GED equivalent plus 2+ years of property management or related experience.
- HVAC and/or CPO license preferred.
- Proficient knowledge of electrical, plumbing, and appliance repair with hands‑on experience.
- Knowledge of environmental/industrial hazards (asbestos, lead, mold, radon) as they apply to residential housing.
- Ability to use a personal smart device for apps related to property operations and communication.
- Proficiency with Microsoft Suite and property management software.
- Read, write, and speak English; proven organizational and time‑management skills.
- Fast‑paced setting; multitasking and rapid adaptation to changing priorities.
- Frequent interaction with clients; effective communication and professional demeanor.
- Five‑day on‑site workweek with weekend coverage; on‑call availability when requested.
- Continuous physical effort including heavy lifting over 50 lbs, frequent standing, walking, bending, and occasional heavy‑machine operation.
- Occasional travel for meetings, projects, or on‑site work.
- No formal supervisory responsibilities.
- Communicates basic technical information to colleagues and managers.
- Solves routine, somewhat repetitive tasks following clear directions.
- Decisions primarily impact own job area with moderate influence on results.
