Porter, Maintenance​/Cleaning

Position Summary

Performs routine tasks, normally repetitive in nature, required to effectively sustain a peak level of cleanliness and neatness of the property’s physical appearance and curb appeal.

• Pick up and clean the entire community exterior, including amenities and common areas, using company-supplied materials and equipment and following manufacturer’s directions.
• Walk all grounds, parking lots, garages, pool areas, amenity spaces, and common areas to remove waste items and ensure peak presentation.
• Manage and move trash compactors and dumpsters based on community collection schedule.
• Complete power washing and other preventative maintenance projects as assigned.
• Empty garbage receptacles and pet waste stations throughout the community.
• Clean pet park and remove pet waste.
• Monitor and report landscaping and irrigation system concerns on behalf of the service team.
• Enter work orders for any noted areas throughout the community that need attention.
• Assist in the make‑ready process for vacated apartments.
• Perform supplemental landscape maintenance, irrigation repairs, and routine landscaping duties such as mowing, edging, trimming, and weeding.
• Clean out vacated apartments, prepare them for make‑ready and re‑rental, including carpet repairs, dyeing, and shampooing as needed.
• Maintain cleanliness of office and all other amenity and common area facilities.
• Incorporate safety and customer service in all job duties.
• Maintain consistent and punctual attendance record.
• Perform other reasonable duties as assigned.

• Remove, relocate, or install furniture and other household items in designated apartments or buildings.
• Support unscheduled maintenance on an “as needed” basis (e.g., digging ditches, breaking up concrete, lifting A/C compressors).
• Post notices as required or instructed by supervisor.
• Travel to suppliers to pick up parts and supplies as directed.

• High school graduate or GED
• General janitorial, groundskeeping, or porter experience preferred
• Must be comfortable working outdoors in varying weather conditions
• Valid Driver’s License
• Ability to work weekend trash/amenity hour rotation
• Schedule:
  
  Monday – Friday 8:00 a.m. – 5:00 p.m.
