Your RoleAs a Maintenance Technician II, you will perform high-quality maintenance work in our single-family rental homes while providing outstanding customer service to residents.
Responsibilities- Completing maintenance service requests across multiple trades
- Providing excellent customer service and promoting a quality living experience for all residents
- Perform required work while demonstrating respect for residents’ homes
- Completing regular Pro Care visits in residents’ homes to perform proactive maintenance and repairs
- Complete the associated checklist for each visit within its mobile app platform
- Schedule the next Pro Care Maintenance Visit with the resident via the maintenance mobile app after each visit
- Educate residents on all maintenance topics, including showing them the Invitation Homes expectations webpage
- Educate residents on the functional systems of their rental home
- Perform general property condition assessments at all property visits and alert the property management team when items require immediate attention
- Review and use Technician-specific reports to identify opportunities for improvement
- Perform repairs in vacant properties while they are on the market or during the turn process
- Use and care for company-supplied tools, materials, and vehicles properly
- Proactively review the next day’s appointments to ensure the proper equipment, materials, information, and allotted time are available for a single-visit completion
- Adhere to all Invitation Homes safety guidelines
- Perform other duties as assigned
- High School diploma or equivalent
- 2–5+ years of proven experience in residential repairs and maintenance, building maintenance, or related experience
- OSHA 10 required (new hires may complete within 90 days if not already certified)
- EPA Certification:
Type I, Type II, and/or EPA Universal HVAC Certification – plus - CPO certification (pool) – plus
- Excellent customer service and interpersonal skills with strong verbal and written communication; multilingual is a plus
- Comfortable using mobile devices (iPad or iPhone) and various mobile applications
- Understanding of residential construction and mechanical systems; ability to perform general repairs in plumbing, electrical, carpentry, sheetrock, exterior structural, HVAC (minor), and appliances (training provided)
- Current driver’s license, automobile insurance, and any additional licenses or certifications required by state law
- Regular and consistent work attendance, including occasional weekends and holidays
- Ability to provide basic hand and power tools
- Ability to perform work requiring climbing, reaching, stooping, kneeling, crawling, pushing, pulling, lifting, and hearing
- Ability to lift and/or move over 50 pounds and operate standard maintenance equipment as assigned

The salary range for this position is: $20.19 – $35.00 per hour, plus individuals may be eligible for an annual discretionary bonus. Actual compensation within the range will depend on the individual's skills, experience, qualifications, location, and applicable employment laws.
