General Description
Under general supervision, reviews plumbing, electrical, mechanical and building plans and specifications for compliance with codes and ordinances. Reviews building plans and specification for construction, improvement, repair and change of use; responds to inquiries from the public and assists at the public counter in issuing permits.

Examines plans and specifications of commercial, industrial, public or other major developments to ensure compliance with building codes and ordinances.
Answers inquiries from the public relating to the regulations for building and housing construction, remodeling and repair, including structural, nonstructural, plumbing, mechanical, electrical and zoning matters.
Issues permits and performs all functions necessary on the computer systems used by the building department.
Assists building inspectors on difficult or unusual code requirements for major structures.
Prepares and maintains records of plan checking procedures.
Advises architects, designers, contractors and developers on code and design requirements.
Assists in the supervision and training of permit technicians.
Handles public complaints; provides information on departmental policies and functions.
Maintains property record files, permit files and retrieves information from the files for the public and for division personnel.
Meets with homeowners, architects, engineers, and contractors and their representatives to explain the code requirements.
Assist the inspectors in the field as assigned.

Plans Examiner I The minimum requirements for the Plans Examiner I position is as follows:High School graduation or GED equivalent supplemented by specialized courses/training equivalent to completion of one year of college in building planning, construction or closely related field; supplemented by five (5) years experience as Building Inspector, Builder, Engineer, Architect or similar profession.
Must possess and maintain a valid Florida driver’s license.
Must possess (2) State of Florida Plans Examiner standard certifications, 1 & 2 Family Plans Examiner Standard Certificate, or have the ability to obtain the certifications within 2 years of hire. One of the two certifications must be the 1 & 2 Family Plans Examiner Standard Certification.
Employee shall obtain the National Incident Management System (ICS-100) Introduction to the Incident Command System and IS-700 National Incident Management System, An Introduction within six (6) months of employment. The following courses are designed to provide a baseline, as they introduce basic NIMS and ICs concepts and provide the foundation for higher‑level Emergency Operations Center- (EOC), MACS, and ICs related training.
Note:
Applicants who apply for and exceed the minimum qualifications of the Plans Examiner I position will be considered for the Plans Examiner II position.
