Position Overview

The Project Manager is responsible for managing Class A commercial office tenant improvement and renovation projects from preconstruction through final closeout. This position will oversee project financials, schedules, subcontractor procurement, contracts, change management, documentation, client communication, and overall project execution.

The ideal candidate has a strong background specifically in commercial interiors, office renovations, and tenant improvement construction, with experience delivering high-end projects within Class A office buildings and high-rise environments.

Projects may include corporate headquarters, multi-floor office renovations, executive spaces, law firms, financial offices, creative workplaces, and other sophisticated commercial interiors.

This role requires a Project Manager who is highly organized, financially strong, proactive, and capable of maintaining excellent relationships with clients, architects, property managers, subcontractors, and field teams.

Key Responsibilities
  • Manage Class A commercial office tenant improvement and renovation projects from preconstruction through final turnover.
  • Oversee project budgets, schedules, contracts, procurement, documentation, and overall financial performance.
  • Manage projects involving complete demolition and build-out of existing commercial spaces.
  • Coordinate multi-floor, phased, and occupied-building renovation projects.
  • Develop project budgets, cost forecasts, buyout strategies, procurement schedules, and project execution plans.
  • Manage subcontractor bidding, scope reviews, bid leveling, negotiations, buyout, and contract administration.
  • Review architectural, structural, mechanical, electrical, plumbing, and life-safety drawings and specifications.
  • Identify scope gaps, constructability issues, design conflicts, and potential project risks before they impact construction.
  • Manage RFIs, submittals, change orders, purchase orders, meeting minutes, and other project documentation.
  • Track project costs, commitments, billings, forecasts, contingency, allowances, and change order exposure.
  • Manage owner and subcontractor change orders from initial pricing through negotiation and final execution.
  • Monitor long-lead materials and equipment to ensure procurement aligns with the construction schedule.
  • Partner closely with the Superintendent to maintain schedule, quality, safety, logistics, and field production.
  • Coordinate complex MEP systems and infrastructure modifications associated with commercial renovations.
  • Manage specialty scopes including architectural millwork, glass systems, specialty ceilings, custom lighting, flooring, stone, technology, and other high-end finishes.
  • Coordinate construction activities with property management and building engineering teams.
  • Manage building requirements including shutdowns, access, elevators, loading docks, after-hours work, and occupied-space restrictions.
  • Lead owner, architect, consultant, subcontractor, and internal project meetings.
  • Maintain clear communication regarding project status, financial performance, schedule, risks, and upcoming milestones.
  • Conduct regular site visits to review progress, quality, schedule, and coordination with the field team.
  • Oversee punch list, commissioning, client walkthroughs, turnover documentation, warranties, and final project closeout.
Qualifications
  • 5+ years of Project Management experience within commercial construction.
  • Strong commercial office tenant improvement and renovation experience required.
  • Experience with Class A commercial interiors and high-rise office projects strongly preferred.
  • Proven experience managing projects from preconstruction through final closeout.
  • Strong knowledge of commercial interior construction methods, sequencing, and subcontractor scopes.
  • Experience managing projects involving high-end architectural finishes and complex MEP systems.
  • Strong understanding of project budgeting, forecasting, cost control, and financial reporting.
  • Experience with subcontractor procurement, negotiations, buyout, and contract administration.
  • Strong knowledge of RFIs, submittals, change orders, procurement, and construction documentation.
  • Ability to read and interpret architectural, structural, and MEP construction documents.
  • Experience working closely with Superintendents to manage project schedules and field execution.
  • Strong organizational, leadership, negotiation, and problem-solving skills.
