Job Summary

The Superintendent is responsible for supervising on-site construction of one or more projects at various locations and serves as the General Contractor's representative on the jobsite under the direction and in partnership with the CM and the PM. Must be ready to travel approximately 70% across different site locations such as Phoenix, AZ;
Chicago, IL; and Santa Clara, CA.

Essential Duties and Responsibilities
  • Ensure the implementation of site safety by all parties on site, keeping the site clean and safe.
  • Ensure the implementation of the Quality Assurance Project Plan.
  • Control the project site logistics, including access of all labor and materials to the site and management of all laydown and storage areas.
  • Plan and maintain protection of the site.
  • Review and understand the project’s contract documents, including drawings and written specifications.
  • Document the field record of the project through recording and distributing "Daily Reports", "Meeting Minutes" and other pertinent documentation as directed by the CM/PM, while maintaining organization for immediate review on site.
Supervision of Site Staff
  • Direct the site team in a highly communicative manner.
  • Coordinate the sequence and work of all subcontractors and vendors on site.
  • Resolve conflicts related to trade sequencing and scheduling to maintain project schedule, taking corrective action as needed with the PM.
  • Direct site team tasking in administration, accounting and MEP coordination in conjunction with the PM.
Scheduling
  • Participate in development of the project schedule, including Pull Planning.
  • Provide a three‑week look‑ahead schedule for the project on a weekly basis, in collaboration with subcontractors, equipment vendors, OFCI vendors and owner‑direct vendors.
  • Manage receipt and coordination of Owner Provided Contractor Installed (OFCI) equipment.
  • Resolve unforeseen conditions, such as unplanned interferences, contract discrepancies and other construction conflicts between contractor, site staff, inspector, project manager and consultants.
  • Provide technical assistance with interpretation of drawings and specifications for constructability, biddability, site access, staging, material laydown, etc.
  • Recommend construction methods and equipment or changes to maximize project success.
  • Review and comment on Change Order Requests (COR) from subcontractors, researching and validating against contract documents with the CM and MEP coordinator as applicable.
Project Complexity
  • Capable of executing larger and more complex projects with mastery of process, organization and demonstrated experience.
  • Commissioning support or coordination.
  • Familiar with Cx practices and MEP system requirements.
Leadership
  • Work independently of the CM/PM’s direction while maintaining viable communication with team leadership.
Minimal Qualifications
  • Ready to travel: not a remote role, requires regular travel of 70% or more.
  • Education:

    High School diploma.
Certification/Licensure
  • OSHA 30‑Hour Certification.
  • Army Corps of Engineers – Construction Quality Management (CQM).
  • Pass a background check, including drug screening.
  • Valid driver’s license.
Knowledge,

Skills and Qualifications
  • 5 to 7 years of Data Center experience as a site superintendent or project engineer, including mechanical and electrical systems installation.
  • Proficient with Microsoft Office Suite (Outlook, Word, Access, Excel, Project, PowerPoint) and Adobe Reader/Acrobat; experience with Timberline desired.
  • In‑depth knowledge of building codes, safety regulations, terminology, and technical aspects of field specialty.
  • Knowledge of all aspects of construction—technology, equipment, methods, craft agreements, jurisdiction, negotiations.
  • Experience in construction scheduling and cost control.
  • Experience preparing, maintaining and managing all on‑site project documentation.
  • Organized, analytical self‑starter capable of problem solving and working independently.
  • Strong interpersonal, verbal and written communication skills.
  • Ability to manage diverse groups and foster a team approach to the project.
Physical Demands

While performing the duties of this job, the employee is regularly required to talk and hear, use hands to manipulate objects or controls, stand and walk. On occasion the incumbent may be required to stoop, bend or reach above the shoulders. The employee must occasionally lift up to 25 pounds. The job also involves frequent, continuous computer‑based work requiring periods of sitting, close vision and ability to adjust focus.
