Construction Manager/ Foreman, Estimator
Description
OverviewEnvironmental Remedies | Los Angeles, CA | Full-Time
At Environmental Remedies, we protect people and the environment by safely cleaning up hazardous sites across California. We are looking for a Project Manager / Estimator to price our work accurately and then carry those projects through to completion.
In this role, you are the central thread of every project. You will walk the site, scope the job, and build the estimate. Once awarded, you stay with the project—coordinating with superintendents, supervisors, and coordinators, and remaining the primary point of contact for the client from the first walkthrough to final close-out.
You do not need a background in asbestos or hazardous materials abatement to succeed here. We can teach you the environmental side of the industry. What we cannot easily teach is how to build a solid, accurate estimate. If you have experience estimating in insurance restoration, construction, or related fields, we want to hear from you.
What the Job Actually Looks LikeThis is a field-based role that moves between job sites, client meetings, and our branch office. Here is what you can expect in your day-to-day operations:
- High Mobility: Expect to conduct two to three job walks on a typical day, though some of our active estimators handle up to five.
- Project Variety: You will manage a portfolio of active jobs alongside projects scheduled weeks or months out. At any time, you may oversee a dozen or more projects at different stages.
- Scale: Project size varies widely. You will handle everything from half-day residential jobs to multi-year commercial projects.
- Collaborative Leadership: This role has no direct reports. You will drive success and lead projects through close collaboration with site supervisors, branch superintendents, and project coordinators.
- Review and interpret project plans, specifications, and bid documents for asbestos, lead, mold, and other hazardous materials.
- Conduct site walkthroughs and assessments to gather all necessary data for accurate bidding.
- Build detailed, competitive cost estimates covering labor, materials, equipment, waste disposal, and subcontractor costs.
- Present clear, professional proposals outlining scope, pricing, and timelines, and negotiate contract terms to secure profitable work.
- Take full ownership of awarded projects from handoff through final close-out.
- Develop project schedules, budgets, and resource allocation plans.
- Communicate project scope, goals, and expectations clearly to superintendents and field crews.
- Monitor progress, costs, and quality against the initial plan, managing change orders and unforeseen site conditions as they arise.
- Keep project documentation, permits, and regulatory notifications complete and current.
- Serve as the client’s main point of contact, communicating project milestones, obstacles, and solutions clearly.
- Coordinate directly with regulatory agencies, subcontractors, and project stakeholders.
- Plan and execute every project in strict compliance with safety policies, as well as Cal/OSHA, EPA, and NESHAP requirements.
- Track project financials, manage invoicing and payment applications, and prepare close-out documentation.
- 3 to 5 years of progressive experience in construction estimating, project management, or a closely related field.
- Proven ability to accurately scope work on-site and translate those observations into a competitive, defensible estimate.
- Strong analytical, organizational, and multitasking skills, with the ability to keep several fast-moving projects on track.
- Clear, professional written and verbal communication skills. You should feel comfortable presenting to clients and coordinating with field crews.
- Proficiency with estimating software and Microsoft Office suite.
- A valid California driver’s license and reliable daily transportation for travel between active job sites.
- Hands-on experience with Xactimate and Docu Sketch (we use both daily).
- An estimating background in insurance restoration or property adjustment. Several of…
