Base pay in the range will be determined by applicant’s skills and experience. Full‑time associates in this role are eligible for an annual bonus incentive and sales referral bonuses. Temporary associates are not benefit‑eligible but may participate in the company’s 401(k) program. Veterans, transitioning active‑duty military personnel, and military spouses are encouraged to apply. Brookdale offers to advance fees for naturalization (Form N‑400) application costs, up to $725, for qualified associates who have been with us for at least a year.

Responsibilities
  • Direct the community maintenance, housekeeping and laundry staff, including hiring, training, evaluating performance, resolving disciplinary issues and firing.
  • Direct the maintenance and upkeep of buildings and grounds through maintenance staff. Inspect completed work for conformance to standards and policies.
  • Implement preventative maintenance programs.
  • Coordinate compliance with local, state and federal building codes, SDS, OSHA, EPA regulations, and fire codes.
  • Coordinate engineering contractors and vendors, ensuring insurance and licenses are current.
  • Conduct regular inspections of life safety systems, including fire extinguishers and sprinkler systems.
  • Coordinate annual apartment maintenance schedule and completion. Oversee necessary repairs and maintenance in apartments and common areas, including refurbishment for move‑ins.
  • Ensure the exterior property is maintained, including landscaping, snow removal, and garbage/trash removal.
  • Prepare and follow approved budget. Track utility consumption and expense files.
  • Maintain inventory control for all general supplies, parts and equipment for necessary repairs and maintenance. Maintain all required engineering files.
  • Assess all plumbing and electrical problems within the community and determine the best course of action to correct the problem. Work within the legal scope of local and state codes.
  • Review safety data sheets (SDS) when requested for potential exposure to hazardous chemicals and take necessary precautions.
  • Assess property damage and file property damage claims in accordance with company policy.
  • Respond appropriately to resident or community emergencies by assisting as needed.
  • Maintain office, shops and mechanical areas within company standards.

Qualifications

Education and Experience:

Associate’s Degree or equivalent from a two‑year college or technical school and a minimum of three to five years related experience and/or training; or an equivalent combination of education and experience.

Certifications, Licenses, and Other Special Requirements:
Valid State Driver’s License required for vehicle travel, as needed.
