Position Summary

The Maintenance Director is responsible for overseeing and ensuring the optimal functioning of the facilities infrastructure, equipment, and grounds. This position plays a crucial role in ensuring the safety, comfort, and well‑being of our residents by maintaining a well‑kept operational environment.

Essential Duties and Responsibilities
  • Plan and execute regular maintenance tasks, including plumbing, electrical, HVAC, carpentry, and general repairs to ensure the facility’s optimal functionality.
  • Develop and implement a preventative maintenance program to extend the lifespan of equipment and systems.
  • Develop and manage the maintenance department’s annual budget, overseeing procurement and ensuring cost‑effective operations.
  • Conduct regular inspections of the facility to identify potential maintenance needs, safety concerns, and code compliance issues.
  • Develop and implement emergency response protocols for facility issues; be available for emergency maintenance needs.
  • Oversee the upkeep of the facility’s exterior, including landscaping, parking areas, and walkways.
  • Manage the facility’s inventory of maintenance supplies and equipment, ensuring adequate stock levels.
  • Respond promptly to maintenance requests and emergencies, addressing issues in a timely and effective manner.
  • Maintain accurate records of maintenance activities, including work orders, repairs, and expenditures.
  • Oversee external contractors and vendors specialized for maintenance projects.
  • Collaborate with other departments to ensure a seamless and well‑coordinated environment for residents and staff.
  • Strive to create a safe, comfortable, and aesthetically pleasing environment for residents and staff.
  • Supervise and lead a team of maintenance staff, including hiring, training, scheduling, and performance evaluations.
Supervisory Responsibilities

The incumbent in this position will have direct reports.

Education, Experience, and Credentials
  • At least 18 years of age.
  • Required health screening, TB clearance, and criminal record clearance.
  • First Aid / CPR certification.
  • Special skills needed to meet client needs (California Code of Regulations Sections: 85065(f)/87411(g)).
  • High school diploma or equivalent; trade school or vocational training in maintenance‑related fields is preferred.
  • Proven experience in maintenance and facility management with a minimum of 3–5 years in a supervisory role.
  • Strong knowledge of plumbing, electrical, HVAC, carpentry, and general maintenance practices.
  • Familiarity with building codes, safety regulations, and compliance requirements.
  • Proficiency in using maintenance management software and tools.
  • Flexibility to handle on‑call duties and respond to emergencies outside of regular business hours.
Knowledge, Skills, and Abilities
  • Strong attention to detail and ability to prioritize tasks and manage time effectively.
  • Good communication skills and the ability to interact professionally with residents, families, staff, and contractors.
  • Physical stamina and ability to perform tasks that may require bending, lifting, carrying, and working in various weather conditions.
  • Basic computer skills for documentation and communication purposes.
  • Willingness to undergo background checks and comply with health screening requirements.
