Role OverviewThe Porter works under the Maintenance Supervisor and Community Manager to support all maintenance processes, including corrective, preventive, routine, and cosmetic maintenance. Responsibilities also include the make‑ready process and ensuring the property runs smoothly and safely.
Essential Duties & Responsibilities- Maintain cleanliness and general maintenance of grounds, buildings, breezeways, and all community common areas.
- Respond to resident and staff requests and work orders in a timely manner.
- Perform repairs and replacements as needed, ensuring timely completion.
- Inspect grounds, buildings, and other community features daily to identify hazards and liabilities.
- Assist in maintaining a preventative maintenance program to extend asset life.
- Follow Asset Living key policies and OSHA guidelines.
- Keep the maintenance shop organized, stocked, and safe.
- Assist with hazard communication programs and promote safe work practices.
- Participate in unit inspections as requested.
- Report any violations of community rules to the Maintenance Supervisor or Community Manager.
- Use equipment and supplies efficiently.
- Perform additional tasks assigned by supervisors.
- Assist during on‑call emergencies at the community.
- Deliver excellent customer service and adhere to resident service standards.
- Represent the community positively in all interactions.
- Enforce resident policies assigned by the supervisor.
- High School Diploma or equivalent.
- Basic computer skills and familiarity with on‑site software.
- Knowledge of Fair Housing Laws and OSHA requirements.
- Must regularly move around, including traversing flat and uneven terrain, ascending and descending ladders, stairs, and using step‑stools.
- Required to lift and move objects up to 100+ lbs., operate motor vehicles or golf carts, and work outdoors in varying weather conditions.
- May need to stand or sit for prolonged periods, operate machinery and power tools, and work overtime, weekends, or on call during emergencies.
Hourly rate: $20 to $22 per hour.
