Neal Communities is proud to be recognized as the 2025 Top Workplace in Sarasota & Manatee Counties. We are seeking a Field Marketing Manager to execute community marketing initiatives that support lead generation, drive qualified traffic, and promote our active and upcoming communities.
The Field Marketing Manager serves as the bridge between Neal Communities' corporate marketing strategy and the customer experience in the field. This role is responsible for executing community-level marketing initiatives that drive qualified traffic, support sales, strengthen the Neal Communities brand, and create exceptional customer experiences across every active community.
Working closely with the Vice President of Marketing, Sales Leadership, and on-site sales teams, the Field Marketing Manager oversees community signage, grand openings, promotional events, local partnerships, sales center presentation, and field marketing execution while ensuring brand consistency across every customer touchpoint.

What You'll Do:
Community Marketing Execution
- Execute approved marketing plans for all active and future communities.
- Lead execution of community launches, model openings, promotions, and seasonal campaigns.
- Localize corporate marketing initiatives while maintaining brand standards.
- Manage community marketing assets, including photography, floor plans, site plans, collateral, pricing, and displays, and ensure they remain current and accurately presented.
- Partner with Sales to ensure communities are fully prepared for customer traffic.
- Track event, signage, vendor, and field marketing expenditures; obtain required approvals; reconcile invoices; and ensure assigned initiatives are completed within approved budgets.
Signage & Brand Experience
- Lead the day-to-day execution and ongoing administration of Neal Communities' community signage program in accordance with approved brand standards, budgets, and community marketing plans.
- Oversee permitting, vendor management, production, installation, maintenance, and replacement of signage.
- Ensure compliance with master developer, HOA, and municipal requirements.
- Audit all community signage to ensure accuracy, quality, and brand consistency.
- Maintain community entry monuments, directional signage, sales centers, and promotional signage to approved company and brand standards.
- Maintain model homes, sales centers, displays, merchandising, collateral, digital displays, signage, and customer-facing environments to ensure every community reflects Neal Communities' approved brand standards.
Customer Experience & Sales Partnership
- Identify opportunities to enhance the customer experience throughout the community visit.
- Regularly audit community presentation and customer touchpoints.
- Ensure sales centers, model homes, signage, landscaping, collateral, and displays present a consistent and professional first impression.
- Partner with Sales Leadership to continually improve the buyer journey.
- Conduct regular community visits and maintain active communication with Sales Leadership and on-site sales teams.
- Ensure sales teams have current, approved collateral, promotional materials, pricing information, signage, and event support.
- Respond promptly to field marketing needs while balancing brand standards, budget requirements, and company priorities.
Community Events
- Plan, coordinate, and execute grand openings, model openings, VIP previews, Realtor events, promotional activations, and other community events.
- Manage event timelines, budgets, vendors, permits, food and beverage, entertainment, signage, collateral, and on-site coordination.
- Partner with Sales Leadership to establish event objectives, target audiences, follow-up plans, and measures of success.
- Conduct post-event reviews and recommend improvements based on attendance, lead generation, sales engagement, and overall execution.
Local Market Intelligence
